Merritt Island, FL (preferably south Merritt Island and near Mather's Bridge)
- MCO is just over an hour away
- Banana Rive4 on one side and the Indian River on the other and the Atlantic just a few miles east
- Also not far from Sebastian Inlet
There are lots of options in FL. Almost anywhere from Cedar Key around the peninsula up to Amelia Island would be in play.
Lake Jackson, TX - about 2 hrs from IAH
Some other sires would be Matagorda or Port Aransas but may violate your 2 hour to airport constraint.
Hill Country Texas - no salt water fishing and could access either San Antone or Austin airports.
Northshore in LA - dunno if MSY will meet your airport needs but the fishery in SE LA is hard to beat.
Think someone else mentioned Bay St. Louis and Ocean Springs, MS.
Yes, the heat & humidity along the Gulf Coast is not for everyone but you can adapt. I love the Gulf Coast and can't say enough good things about it. Best music. Best seafood. Best BBQ. Best people.

I’m surprised no one has mentioned Greenville, SC or Raleigh, NC yet. Both are great towns.

In all seriousness, Beaufort is a great little coastal town.. we love it. Lived in Bluffton, SC outside of Hilton Head for the last 12 years and just moved to Beaufort about 2 months ago.

I’m guessing you have family in Louisiana?
Maybe look at Florence, Al for an overlooked small town. Florence and nearby has enough to do to keep you satisfied. Good music and arts.
2 hours or less to these cities: Birmingham, Memphis, Nashville, Chattanooga.
Tennessee river and Lake Pickwick. Duck hunting is pretty good. Fishing is excellent. Probably be able to get a home on the water at a reasonable price.
Good golfing and outdoors within any driving distance.
If you’re an LSU fan you can be in Tuscaloosa, Oxford, Starkville, Auburn, or Nashville in 2 hours. Bit more to Oxford, but that’s FIVE places to catch an away game within driving distance.
Clean and pretty good school systems. Good local music scene.
You can even take a boat down to Baton Rouge for an LSU game if you wanted. Be an adventure, but you can say you did it. You can go up river and do the same in Knoxville. Close enough to drive to the Smokey’s for hiking/whitewater rafting, vacation as well. Good location to a lot of places.

I work from home out of Houston. As a single guy with no kids, I would relocate to Miami/South Beach if I wasn’t in Oil & Gas.

Take a look at the party distribution on the city council, county commission, and school board. If its majority blue, expect crime and tax rates to increase and school performance to fall off.

Wife and I are seriously looking at eastern Tennessee, Chattanooga in particular, as a retirement location. We've visited twice and still like the idea of it. Mild weather. Not too big, Tennessee river, college town, good dining options, beautiful scenery. Short drive to Smoky Mountain Natl. Park, 6 hours to Florida panhandle, day's drive to practically any east coast city if we wanted.

Those two things are so different, you really have no idea where you want to go.
Tampa is OK but wont have the lack of crime you ware looking for.

Fairhope, AL checks almost all of those boxes minus cheap land. You can find cheaper land/ home prices east of Fairhope

Every place you listed gets humid and hot. You may want to look around the Mississippi gulf coast area inland. Lowest cost of living in the nation and has everything you are looking for.
Even if you want to get into the sticks, you can use Starlink for internet.

Has everything you could ever want, but you also referenced "cheap" and "lots of land" so you'd likely be living further out, most likely in a direction away from the water (Ladson, Wando, Summerville, etc).
CHS is technically an international airport but you're connecting for flights that aren't to major cities.
ETA: Beaufort is definitely a great spot. We stop for lunch on the way back from the RBC Heritage. Haven't looked into real estate prices though.
