What’s the going rate ($/sf) for homes in your area?

New build and existing.

When we bought our home in 2009 in a nice middle class neighborhood in Lafayette, we paid a little less than $90/sf. Not long afterwards I remember reading an ad for some new condos in River Ranch that was advertising ‘Only $211/sf!’ Like that was a bargain.

I was like ‘Only?’ That’s like saying, ‘I’ll only stick this hot poker halfway up your arse.’

Edit: And my home is on a .32 acre lot, not some little arse lot like most today.

300k gets a tiny, dumpy, starter home.

500k gets you an average house on a massive 0.2 acre lot.

800k + to live in one of the trendy parts of town.

I saw a listing for a new home in Bend on youtube the other day that was in NW Crossing(expensive) that was on a .18 acre lot and didn't even have a garage or a driveway...just a couple of spots for street parking in front of the house. frick that.

We paid 133 back in 2016.

It's about 200-210 right now.

Built in 2012 for 139. Appraised after at 175. Made so many improvements and area is around 200. I believe I could get 250. Easy.

We built ours just over 5 years ago for $88/square foot. Right now, it would sell for around $180/square foot.

The house next door sold for $700 a sq/ft. Insane. That might be on the low side here.

I don't give any thought to home costs. I am only interested in land cost. I want unimproved land, not houses.

Approaching $200/sf for anything nice and updated in the good areas. New construction isn't far ahead, $220/sf or so depending.
