1) Religious compatibility.
2) Shared values (family, moral, political, etc.)
3) Similar interests overall
4) Physical attractiveness.
Of course, this is the complete reverse order of how we usually go about looking for wife material.
Spend time talking with her about various topics and then think to yourself, "Can I be happy sitting in a rocking chair on the front porch and having a conversation with her when I'm a toothless old fart?"
If the answer isn't yes, then continue looking elsewhere.

The way to find out if you're compatible in old age is to get there. In the words of Frank Ramone, you don't leave and you don't die.
Find someone actually committed to a family and staying together who you are attracted to. Bonus points if she doesn't believe in separate bank accounts and keeping her last name.

This exists for a reason:
Looks fade over time, so that position on the Hot axis decreases. This means the more you focus on physical attributes for marriage material, the more likely you are to end up in a miserable marriage.

1 personality - I couldn't marry someone that wasn't a good/nice person even if they looked like megan fox. Really need a second thread just ranking personality traits since this is so broad.
2 face - this is tough, but the face is what you see the vast majority of the time you're with her.
3 body
4 politics - may seem unimportant, but I'm not sitting through trans rights or blm lectures in my own house. She has to have a common sense approach to issues and not just emotion.

Honestly, the ability to give a good apology and the humility to accept apologies. If she can't do that, she may look great, but she'll seem uglier by the day.
