Maybe not to the OP, but I see this all the time, a person buys a piece of property for their dream house/business/whatever without looking at any of the local development ordinances. First step should always be looking at the local zoning/subdivision rules and see what is allowed by right on the property.

Anyone know if I would need to have it zoned commercial or could I keep it as residential since it wouldn't be a year-long business?

Off-topic but Verizon approached us to put a cell phone tower on our property a couple years ago. It's family land that was passed down to my mother and aunt and they rejected Verizon over concerns that we'd all get cancer from the radiation. You know what Verizon did? Struck a deal with our neighbors so now there's a big arse Verizon tower right outside of our gate and it's a cash cow.
$1,500/month for 12 years that we're not getting because my mom and aunt were afraid of getting cancer. Now we're getting it for free. Gotta be up there for worst financial decision of all-time

This. If the two adjacent property owners are interested, you could sell it to them for a profit as it’s more valuable split to them than uselessly together.
