What to do with a 1-acre piece of property that's not feasible to put a home on it?

I could get a 1 acre piece of property for very cheap but it's so low lying that it would be dumb to put even a mobile home on it. It has been sold probably 5 times in the last three years because everyone who buys it realizes after the fact that it's not usable due to the fact that it has a parish drainage servitude going right through the middle of it. Therefore nobody can build on it.

The wife and I would love to buy it if there was some way we could turn it into an investment and make it worth something but are coming up short on ideas on what to do with it.

Any ideas, OT?

Buy it, get the mineral rights, and just hold onto it. Eventually some utility company will want to run a line or setup a valve site or pump station. Sell it to them at above market value.
