With St. George and ISD you may have property tax levels comparable to Houston. But the residents will still be paying state income tax. Still have to wonder if the schools will be as good as Cypress and Katy schools like you mentioned

I don't think so, its mainly property taxes. Property taxes are high but no state income tax and most consider that a wash. I say that because our property taxes are close to 5K and my parents pay around 1K for retirees. For us we beneft as we live modestly for income and live in a low property tax percentage area.
But the schools are fantastic and they keep building new all the time. They invest heavily in education. Two of my neighbors are teachers and said starting salary is 54K (I think that was the number). Tomball built new schools five years ago and already announced doing 224M in rennovations and building another. This happens all over though.

I asked because in EBR we are currently paying 2% in sales taxes for schools. We pay more to schools than just property taxes so that can explain some of the disparity, right?
Also the state pays local school boards as part of our state constitution. That explains some more of the disparity.
I'm not saying we pay more taxes for schools, it's just that our public schools are funded by the state and by local sales tax and property taxes.

Did they not say that 2/3's of the property taxes in EBR come from St. George proposed area. You think that's lower middle class providing that?
There are a shite load of neighborhoods in the proposed area that you will not find a home under $300k in them.

That's EXACTLY what you are telling people to do when you say you're only trying to form a new city because you were told that you needed to in order to create a school district.
Reality is people like Sharon Weston Broom who said that will NEVER support a new school district. Never. If you believe that then you're a fool. A more likely scenario is that certain people just want a fiefdom and the school district is secondary to that.
The reason I believe the ISD is only a secondary motive is because they should use incorporation as a negotiation tactic. The city will hurt Baton Rouge more than the school district will. The obvious thing to do there is to let everyone know that you'll drop the effort to create a new city as soon as you get a new school district.
Once you incorporate you lose that bargaining chip and it's scorched Earth. EBR residents will never vote for the new school district once you hurt their city's finances.
Keep in mind that Federal oversight and circumstances of Baker, Zachary, and Central were completely different and are irrelevant to what's going on today. Those school districts had to deal with complying with desegregation standards that no longer exist and they were not cash cows for the city-parish.
I say all this not as someone who is for or against incorporation or a new ISD. I do not live in SG or BR. Just an outside observer with a little experience.

My subdivision is in it and houses are selling right now from about $350,000 -$400,000. We didn't sign petition last time, but plan to sign it this time.

What it must feel like to make a living just lying and lying on social media. What it must feel like to just completely persuade one audience while you block the other audience from even being able to be friends with you. That's why i asked, there was a part of a city in Illanoy, across from River that wanted to split and have a new City.
Years later, when they finally had the petition, people noticed the 2 small areas where the apartments had gone downhill, and become shitty, were stripped off their map.
