What happened to all the non-corporate hotels/motels?

There’s not much middle ground in the hotel industry nowadays. The old school mom & pop places in small towns that used to be OK are now shitholes where the near-homeless live. And larger corporate chains don’t like to build in smaller towns.

Is it because the Patels bought up everything?

this is happening everywhere in all industries

except New Orleans

But many rednecks on here have horrible taste and prefer the cookie cutter corporate thing in all phases on their life, that's a big part of why they love to shite on NOLA.

Small towns have hotels too. Mom and Pop just sold them to a big chain, which hired Apu to run them.

But they're definitely out there.

Time and money got them man. Also, many of hem were built along older routes. The interstate system gets built and there is a faster way to travel. Last, families used to leave home with a destination, clothes, and a map. You would stop when you were tired along the way. With the internet, people plan ahead, and the big boys will come up first in a search engine. Therefore, more traffic is sent their way.

Who's talking about B&B's?
There are a lot of awesome ones btw. Don't shun them because of a misconception.

They suck and went away for the most part.

AirBnB has mostly become the alternative to chains which is a nice personal touch to a stay.

expand on this please. IF I have an option to stay at a boutique hotel (Ace Hotel)on a pleasure trip than I'll do so. But if I'm on business and just need a place for the night, why bother? Hit the cookie cutter for sleep only and move on.

People shite on NOLA because of the crime, horrific infrastructure, rampant, stifling corruption, and fact that the natives refuse to recognize, let alone fix, the problems.

Nothing sadder than seeing all the abandoned/overgrown motels along old US Highways.

Simpler times.

Did some research recently on a possible trip to Utah to hit national parks.

Springdale, Moab, and a few others have a LOT of older, very well-preserved motels. Most of them get good ratings or at least average ratings on sites like Trip Advisor. With sites like this, there's no way to hid sub-standard lodging and still make money.

Unless it's the Palmetto in South Carolina.

There are still a bunch of them that are decent but you have to go to a tourist attraction like Pigeon Forge (where I am this week).

This. I want a consistent experience. If I stay at a Holiday Inn, Marriot, Hilton, etc... I know 99% of the time what I am going to get.

Nice , "mom and pop" , do exist . You just have to find them.

Lafayette : The Carriage House
Covington : The Southern Hotel

Eta, I'm sure there are others , those are the two that I know about .
