Tier V (You'd move there if the money was right. No economic engine growth in sight aside from current roster)

Does not compute. That city is already massive and growing even more.

Sterlington's population has doubled
Went home for Christmas and usually need to drive between Bastrop and Monroe to visit family, every time I go back I get surprised about how much is added along 165

The poster also mentioned Salt Lake City and Raleigh as non growing lower tier cities. I disagree with that.

Houston
The seeds were planted before 2010 but the mid town and Washington areas are complete different. Buffalo bayou park has gotten really nice which is leading to even more condos and apartments along Allen parkway.
The city is getting denser

The Heights is a lot different than when I first started coming here in 2015 or so.

If when I moved to Houston in 2008 I would’ve bought some shitty lot in the Heights. Chances are at worse I could’ve resold the lot nowadays for nearly a million.

Charlotte seems to be a really hot place to be right now. I’m not very familiar with the city, but I don’t feel like in 2010 there was that much buzz around
That little thing called the Global Financial Crisis...

I get told this a lot. Without weed, it seems depressing.

I've got a brother and sister-in-law living there. I first visited them in 2005 and have been back two other times since then. The changes to that area have been remarkable.

As much as I hate Ole Miss for all that it is, Oxford is completely unrecognizable from ten or fifteen years ago.
And not in a good way. People are making money, no doubt, but it's a gilded shithole.

How has Jackson Hole changed?
Idiots in the south actually think the city is called Jackson Hole. I guess that's changing

You should have seen Austin in 1992.

All the development on the east side is the biggest change in Austin.
Yup, that part of town was really cool the first half of the 2010’s. Lame as frick now.
Austin no loner has it’s own distinct vibe, it’s just another city now. Sad.

Austin now vs my childhood is insane.
I agree with that pick.

Cities that have changed a lot, for the better:
-Austin -Nashville -Charlotte -Huntsville
However, of the aforementioned, only Austin and Charlotte have the economic diversification and infrastructure to perhaps get into that next tier of truly big time cities.
What, in your opinion, is holding Nashville back from being one of those cities? And isnt Nashville already a tier above Huntsville?

These gumps are delusional with all this Huntsville hoopla. No one outside of Alabama is talking about this city.

Viera, Florida (near Melbourne).

People are openly pooping all over San Francisco.

Kind of a cool uptown Charlotte graphic that I stole from twitter. Everything in purple is new with the last decade. Includes listings of others under construction but no renderings. Buildings like Duke Energy #2 will make a big impact.
