The poster also mentioned Salt Lake City and Raleigh as non growing lower tier cities. I disagree with that.

The seeds were planted before 2010 but the mid town and Washington areas are complete different. Buffalo bayou park has gotten really nice which is leading to even more condos and apartments along Allen parkway.

The city is getting denser

If when I moved to Houston in 2008 I would’ve bought some shitty lot in the Heights. Chances are at worse I could’ve resold the lot nowadays for nearly a million.

As much as I hate Ole Miss for all that it is, Oxford is completely unrecognizable from ten or fifteen years ago.

And not in a good way. People are making money, no doubt, but it's a gilded shithole.

What, in your opinion, is holding Nashville back from being one of those cities? And isnt Nashville already a tier above Huntsville?

Kind of a cool uptown Charlotte graphic that I stole from twitter. Everything in purple is new with the last decade. Includes listings of others under construction but no renderings. Buildings like Duke Energy #2 will make a big impact.
