This is by far the worst part of the area. You have to have a generac. Don’t trust the Texas power grid. It’s unstable and they will do rolling blackouts then blame it on weather or equipment.

Trust me. Get a generator

Meh, I've been here 10 years and lost power for a noticeable period twice. The freeze and this last storm. Neither were more than 48 hours. And during the freeze, I got it back every night. The lines are underground in The Woodlands and it's pretty stable. Way better than my experiences in Louisiana. I have a whole home generator and only used it one time and for less than 24 hrs after Beryl.

As far as property taxes, I live in a 5 bedroom house with great schools and don't think I've paid more than 10k. Which is far less than we'd pay in income taxes in Louisiana. The taxes are actually used well. They literally just upgraded our local park to new equipment and the old stuff would blow 99% of Louisiana public parks out of the water. I know school district taxes just came up for vote and people actually voted FOR them. It's not as bad as you'd think. But don't believe that a 700k house price in LA is the same as here.

Pretty sure you need permission from your HOA if you want to cut a tree. HOAs up there can be a different level.

I live in Cypress in the suburbs. When we moved here, 30 years ago, The Woodlands were just a tad too cookie cutter for me. But I will not deny that it is super nice. You won't be sorry you made this move. You will not need to leave The Woodlands unless you want a special evening at someplace in town, a special concert, or an Astros/Texans game. We have great museums and plays in town as well. Having lived in Cypress for 32 years and Texas for 35, I cannot imagine living in Louisiana. It's just so much better raising a family here.

I’ve lived near there 8 years, this has never happened to me.

Been here for 11 months and just closed on my new house last week. I didn’t even really look in the woodlands because of the property size and most homes are older. I came down 99 a bit on the East side of 45 and prefer this much better. I have an acre and can ride SXS’s in my neighborhood The property taxes and being a wash depends on current income, new income, how much house you buy, and what tax rate. I was looking at building in Conroe and Spring and would have had a $29,000 to $31,000 property tax per year. Found an older house on septic and my property taxes are around 15k per year. I’m at a 1.54 tax rate and new construction in most places are 2.9 to 3.2. Avoiding the mud tax is big.

How do you like Bender's Landing?

We basically get what we pay for in the nice Houston suburbs. I just moved my mom here earlier this year from near Shreveport. She is always commenting about how nice the parks are and about how everything stays nice and is well kept. We don't have trashy people tearing stuff up. We fix things when they break. She says it's even different here just going to Walmart or Kroger and HEB is just next level.

I’m moving to Houston shortly from Dallas and this was a huge conflict for me. I live in The Colony and my commute to my office at 635/DNT is nice. Any suburb in Houston is 40 minutes minimum from my office.

southbound once you pass the turnpike is pretty bad in the mornings idk how you find it nice

I guess it beats 75 or 35

I think the toll road is the best highway in America imo

The stretch through Addison can be pretty brutal sometimes, but still typically 20-30 minutes vs in Houston the same mileage is 40-70 minutes.

The only downside of the woodlands is your kids turning into materialistic brats with limited grasp of reality - but good parenting can mitigate that. I loved living there but would probably transition my kids to private school for highschool (not woodlands Christian).

It’s a great place to raise a family most of the connections you’ll make will be surface level, at least that was our experience.

Lot's of rich white Mexicans from El DF and horrible mom driver's. It's a nice bubble to live in, we have everything we need up here.

I live in Kingwood and made a gigantic mistake moving here versus the Woodlands 20+ years ago. The Woodlands has lapped Kingwood in every conceivable way except for schools. We are still legit there except we suck in football. In fact, my bride and I go to the Woodlands 2 or 3 times a year and grab a room just to go out to eat and not worry about the drive back here and then there is it’s close proximity to Lake Conroe if you enjoy getting out on the water.

Lived there for 30 years. The first 20 were paradise. After that I couldn’t wait to get out. Yes, it is completely self-contained from restaurants to entertainment to private school (The John Cooper School) to medical facilities - excellent.
Downside- entitled brats everywhere. The place is incredibly overpopulated and traffic is horrible.

If those things don’t bother you, then you will enjoy it.

I’d suggest crossing over 1488 into Magnolia and getting the best of both worlds.

I was going to add that. Yes, just north of The Woodlands is probably the best place to live up that way.
