No you can sue them for being there without authority (via eviction) and for back rent (if they were a contract-based tenant).

But some (many?) times, the landlord doesn't have the legal authority to kick out a tenant. The whole point of the civil process is to get "blessed" via judgment, which declares who is in the right/wrong.

I dunno but it's a big problem. There's good stories on Youtube about people's experiences with it. In one instance there was a $500,000 home that got foreclosed. The bank just kinda forgot about it and some random redneck dude moved in and took it over. He had all kinds of junk in the front yard. Looked like Beverly Hillbillies (lmao).

This dude had no ties to the property or the previous owners or anything. He just moved in and lived there for YEARS. Finally the local news got word and sent crews out there to confront him on cameras. He would tell 'em to frick off and shoot birds at them (he posts here). Finally, he picked up an axe on camera and began chasing the news crew. They called Cops and Cops arrested him. Charged him with aggravated assault. He made bond and came back to the house and kept living there. LMAO

It's fricking ridiculous that our laws allow this. I mean I get that if a man has already been living in a place (legally) then the laws are setup to where you can't just evict on a whim. I get that. But cases like I described above involve people WITH NO ties to the property whatsoever. Basically if there is a foreclosed house, anyone can just move in and there ain't shite anyone can do about it.

I get your response in theory. I’m just saying it’s obviously broken if squatters get to take “advantage” of not being able to get sued and knowing court cases will either 1) take along time, which buys them time to do more damage and live for free and 2) expensive so land owner/landlord loses rent, damages AND court fees for just owning property and doing everything to “legal” way

With squatters, you have a breakdown of societal contract which seems like bullshite reason they get protections

ETA: I am talking more about squatters than people who are a few months behind on rent, but obviously there are renters who take this same advantage as well.

How far do the rights extend?

For example, could do you have some remodeling worked on in the property while a squatter is there?

Crews show up at 6:30AM every morning, banging, hammering, running construction equipment, etc.

I see this got a lot of downvotes, but I am pretty sure in certain areas people can settle in an unattended home then sue if the owner of that home tries to force them to leave.

I remember watching something on this and I don't know the exact details and I am pretty sure the law is in... of all places California, but its a pretty messed up law that pretty much takes away the homeowners rights. There are some specifics to it. It might be in other states as well, but California is one of them.

Not sure on the legal consequences but I can tell you what I did. I own 20 acres of wooded hunting property on old Pensacola HWy that's surrounded on 3 sides by the Predido River WMA and we had a homeless guy show up last year. I was careful not to report anything and waited until one day I noticed he wasn't around. I moved all of his shite squarely onto the WMA and told the game warden they had a squatter out there. They waited until he showed up and hauled him and his shite off. I never heard anything else about it.
