I don't have any properties so this isn't an advice thread. But with the insane amount of squatters and non-rent payers and increasingly soft judges, I can't see how more people don't take matters into their own hands. If you had an illegal squatter and came in during the middle of the night and wrecked shite, what actually happens? Or if you wanted to stop short of extreme physical violence, simply disabled the AC or heater and took the doors off.

I am surprised people aren't doing this more often and letting the rats try the legal system as a response.

They can sue you if you illegally evict someone.

So the worthless squatter gets a lawyer and then spends months in the legal process? I'd risk it.

How can you illegally evict someone who is illegally living in your house?

Not being able to get rid of squatters is messed up. They have NO RIGHT to be there.

Depends on the state.

In California you can't just kick out a squatter without jumping through a thousand hoops.

This is why I ponder about just getting a crew of miscreants, showing up at 1 am, and having them beat the ever loving shite out of them and break / take all their stuff. Seems way simpler.

I'm not taking the doors off to the place I own only to let others in.

I guess I could throw a party or two in the home and invite the scummiest people from the roughest pool hall in town to just beat the shite out of the tenant

I know a guy who got sued and lost a bunch of money because he illegally evicted someone. He moved all their shite to the road and told them to come get it. Well it rained and magically tons of irreplaceable family heirlooms were in the shite that was ruined

Impossible to illegally evict someone who is illegally occupying a building.

I assume your downvotes are the product of ill conceived notion that you personally support that possible action. I get you though. To make matters worse in some states if you lose in that situation you will be cast with “reasonable” atty fees and court cost. Amounts to probably a few thousand extra.

So, they have enough money to sue you, but not enough money to pay their rent? I'd risk it

Even in LA the process to evict can be a PITA. It took me months to get rid of a tenant, leave hasmd been expired for years and was on a month to month. My lawyer helped bring enough heat they didn't try to challenge it for more than a couple weeks. The mess and crap left behind was unbelievable, litterally took a dozen loads of shite to the landfill, furniture, car parts, all sorts of crap.

Why the Greatest Generation and Baby Boomers are Miles above this Young Generation

Squatters got their asses handed to them, furniture thrown away.
Police came beat their asses, put them in jail.

I watched Pacific Heights (movie trailer)when it came out in 1990. It convinced me to never be a landlord.

Getting rid of a squatter in California is a PIA.

In Louisiana, police will trespass them if the owner calls.
