Nice little downtown area.
Yep smithville is ok too. Used to have a job site out there. Loved going out that way

Bastrop is not a bad location. It’s not far from downtown and near the airport. You might want to consider looking south of town

Westlake had tshirts back in the day that said:
“We’re rich, we’re white, we’re Westlake!”

If that’s your budget, I’d look at Anderson High. That area is great and convienant to anything you’d want.

Terra Vista , Crystal Falls ,Lakeside are decent places with Hill county views . I’ve commuted to Dell Seton and Main for 20 years . Leave around 6:00 at work at 7:00

Tell me how you vote and I'll decide whether to recommend our school district.

Lake Travis ISD is extremely solid.
I have a senior and middle schooler in LTISD.
Consistently high academic ratings nationally.

Where are all you motherfrickers for the golf tournament?

Yes it’s Anderson, I just meant I don’t know if it stacks up well vs some of the other options he is considering. It is, at worst, above average

Manor is affordable and is one of the easier commutes into town.
The 290 toll road is now built out along with 130 toll road being completed and connected N-S. That has made Manor a more convenient and developed option in the recent past.
I am developing quite a bit of new industrial development in Manor…. which in a way says a bit about the area in general.

are austin's inner city schools even bad?
By Texas standards they are bad. Poor academics and athletics. In December, LBJ was the first Austin ISD school to make the state championship game since the 1970s.

Not super, but some aren't bad. The Matthews to O'Henry to Austin High is good. It includes rather affluent parts of Austin by the river.

I'm in Georgetown and will Take 130 to 45 to MoPac when I need to hit the office, as opposed to 35. That spot on 35 right before 45 in RR is ALWAYS backed-up.
you ever actually tracked your travel times doing that. Pretty Sure that's one of those situations where not moving as fast for part of it creates the illusion that it takes longer. I commute from north RR to fpflugerville every day and that section only backs up momentarily in the right and middle lanes because two lanes are coming south from merging on from palm valley, so as long as you stay in the left lane it's actually not too bad. Depends on what time you're leaving though:

The one as far away from ATX as possible. Preferably out of that sinking ship of a state.

I use Waze and it’s usually about the same time, give or take 5 minutes.

Mornings haven’t returned to pre covid congestion. Night time is still a bitch. But from round rock to southwest Travis county is still manageable if you wait until about 6:30 at night. Late sure, but I balance by getting north later in the mornings and sleeping in. Gotta be smarter than the sheep
