I've heard that those work pretty well... but our attic stair is already in an unconditioned garage, so not really much point. If I ever condition that space, it might make sense to install one.

I built houses and I always told people to get the attic staircase insulation blanket. They make different kinds. Some that are thicker and zip over the opening when you don't use it much and others like the one pictured that just lay on top. It helps a good bit.
I've bought some better weatherstripping and put on all exterior and attic doors. You really notice he difference in noise alone so I'm sure it insulates better.
My last house had outlets under the soffit for Christmas lights that was cool.

Awesome thanks for the advice Clark. I've been thinking about the weatherstripping so I guess I'll pull the trigger. Feels like there's cold air around my exterior doorknob also which is weird. My weekend just got busy

It works great for energy efficiency but more so it helps with evening out the temp around my house. Our thermostat is in the hallway right next to the attic stairway so when it got hot the tstat would read that it was 74-75 degrees when it actually was much cooler in the bedrooms. Vice versa in the winter time.

They make some adhesive high density foam that you can cut and apply around small air gaps. Usually by the doorknob or below a double door where it latches.

opened wall in sons room to create walk through to bonus room/lounge area over garage. Boys have second floor, so it was nice for a gaming room, spare room for company...

A second driveway to the basement garage. Keeps all bikes, power wheels, sporting goods out of the main level garage and makes a great basketball court/roller hockey rink.

1. Outlets and cable jacks halfway up the wall to mount TV.
2. USB plugs in the kitchen walls (coupled with the usual plugs)
3. Dimmers on all major light sources... saves energy and you can do whatever you want with them
4. A water faucet by the back door for people (namely my 2 kiddos) to rinse off their feet before coming inside.
5. Minimal light switches, label them
6. Sprinkler system - get as many stations setup as possible. We have a huge yard and only have 3 stations, meaning we must have strong water pressure for the sprinklers to be effective while watering some plants/shrubs that may not need water
7. Get adequate power for your garage so you can plug in a fridge, power tools, etc without having the breaker trip.

Converted the garage to a game room. It was filled mostly with stuff we never used, so what we actually needed fit in a shed. And I've never kept my cars in the garage.
Wasn't very expensive to do and adds a decent amount of useable living area to the home.
I had zero woodworking experience but built the little bar "wall" to cover the garage door, and it is easily removable if I sell the house and they want a garage. My wife and I put down the floating wood flooring, which can also be removed easily.

This might be a really dumb question, but whats the benefit of adding the USB outlets. I see several people mentioning this. Wouldn't plugging a phone into a regular outlet be just as simple? Just wondering in case I'm missing something and I should do this

I also put in a wifi garage opener because the range of my clicker sucked
I added an aluminum patio cover last year to give us a large covered outdoor space for low cost. They are very inexpensive and the back of my house faces the trees so I wasn't too worried about appearance.
I did everything you listed except the USB outlets. The wifi garage door opener is worth ever penny. You may not always have your opener, but you always have your phone.

I guess the recent ones that get the most use are a boot scrubber and heavy duty mat. No more mud inside. I also got a robot vac. That was a damn good idea.

Not really a modification, but something I will always have if I can help it. I love having a 2 and a half car garage. So nice to actually put the cars in the garage, have room to fully open the doors, plus have pretty good storage space.
