Definitely not Lake Norman area of NC

It sucks and besides there's no more room for anyone so don't even bother.

It's just terrible

Knoxville isn't going to help you out here, 3 hour drive to Atlanta or Nashville for any major pro sports.

The most diversity you will see is in ski towns. Impossible to staff seasonally with just regular dirtbags and young folks from across the country, so they import the help. My former employer has several hundred if not over a thousand Jamaicans living in a tiny town in the middle of nowhere. Poor island baws get the shivers in the 50s.

On a similar note, I was playing around on Zillow the other day and looked around Santa Cruz. My god the housing prices are absurd. They’re over there asking 2 mill for a normal looking 3 bed 2 bath

You’re paying for the land there, not the house. New construction isn’t really a thing in the desirable parts of CA.

Athens, Madison, Cullman and Hartselle, AL. All are bedroom communities of Huntsville. All are 15 - 45 minute commute to Redstone Arsenal and Marshall Spaceflight Center.

I’m imagining some dude with a brand new MechE degree getting a job at Redstone and deciding to live in Crane Hill or Good Hope and it makes me giggle.

An up and coming sub 100k city will be the perfect urban life in the next few decades. They'll keep growing while older cities shrink.
