I was thinking New York as well since many of the old, beat down neighborhoods have been gentrified.

even with oil being down there is still a ton of growth in Houston. people are still moving here in droves / the city continues to re-build itself.

we will pass Chicago in population within the next 10 years.

Denver is the first city that comes to mind. Wife and I would actually consider living there despite the cold

Nashville seems like a decent town, but honestly I don't get the charm.

Austin is sucking up Californians left and right. Austin is becoming a really great city.

Austin has lost a lot of its charm the last few years.
I used to love Austin. They are pricing everyone and everything good about Austin out of the city.

I wouldn't say trending up, but I would say that subway ridership is increasing to historic levels while subway expansion remains stagnant. For example it could be another 40 years if ever before all phases of 2nd avenue subway is complete.

Ironically there are less people in Manhattan now than there was in 1920.

It's not nearly as cold as people who have never lived here think. Yeah, there are cold weeks but the average summer temps aren't too bad to me. Possibly not worth it if I didn't hit the slopes so often though

Denver would definitely be on the list and it drove me nuts. Too many damn people, too much traffic, rent constantly increasing
