Good post. You summed up Westminster pretty well.

Not sure. The new flood maps came out and a good bit of Westminster was included in flood zone but neighbors tell me that it may be changed. The only area with any flooding is on Baker near Strand and some street flooding on Baker near Pine Crest. FEMA has purchased 5 houses in the area of Baker/Strand and torn down the houses.

Wife and I bought in Jefferson Highlands behind Jefferson Terrace and we don't need flood.

JT is a great neighborhood as far as older ones go, I recommend it. Lots of different parts/sections.

Lived in neighborhood in the 80s. It was nice and quiet. Great for riding a bike.

I do remember in 83 it flooded at the intersection of Chelsea and Baker.

Good hood. Good prices. Some houses older and may need updating. IWLT(I would live there).
Have several friends in there.

I NEVER knew Pinepark was part of the name though.

Oh sweet baby jeezus don't get me started on that ONE fricking flood being the reason you need flood insurance in half of Baton Rouge. Mortgage companies don't give a frick if, 2 years later, the city widened all the creeks and bayous by 40+ feet(preventing even that much rain from topping the banks again). Nonsense they still make you get a policy b/c of THAT 30+ year old flood.

Westminster

I would live there. One of my buddies lives there, and I'm in the subdivision 4-5 times a week.

Only complaint (not sure if its just his street or the whole subdivision) stray cats everywhere, and the people that have 4-5 bowls of cat food in their carports for them don't help. We are about to start shooting them when they go in his back yard. If its a pet, then make it stay on your property like i do my dogs.

Bumping this thread since I did a search for my neighborhood and there was a lot of talk about flooding in certain areas of the subdivision. I live in the Strand Drive area and there are FEMA lots around this part. We have flood insurance but I am wondering if anyone knows how this compares to '83.

It flooded at Chelsea and Baker in 83 and parts of Drusilla. I think Strand display flood then, but that was a long time ago.

The HOA needs to allow all those houses along Jefferson Hwy to be rezoned to light commercial and encourage neighborhood commercial. From my understanding the neighborhood has blocked attempts to allow the owners of those properties to rezone to anything but office space (and there is already a glut of office space in this city), and it shows - cut your nose to spite your face does not help give your neighborhood a good façade. Nobody wants to live in a house that fronts a 5 lane highway, not safe for children either. They should allow all those houses along Jefferson Hwy to rezone to commercial and allow attractive neighborhood businesses to front their neighborhood.

I just finished a project in Westminister.

4028 Fleet

TONS of activity. Eventually sold right around 200k if I remember right.

Had big live oak in the front yard and it was a fairly large remodel.

Neighborhood is tricky because half of it is in a floodzone.
