It's a good neighborhood. Old timers dying off, moving out, so on. Houses are older and solid. Ppl are nice to each other. There's no HOA but some motherfrickers called the cops a few years back on people who dared to have their cars parked in the grass next to their driveway or in the grass by the street. Self righteous pricks. I did not get ticketed but know a couple who did. Lived on Downing.
No murders in my 40 years if experience with that 'hood. I live out the city now. It's a nice place to raise a family.

Just looked at the listing. hard to judge on my phone how much has been updated. I've seen prices range from about $85-120/sq ft.
I would think a target of about 100/sq ft is fair. But I could be wrong.

Where on of the Baton Rouge faults is located. Otherwise, it's a great area of town.

CCT: are you sure your neighbors didn't confuse you with and Oxford house. We haven one down the street and it can be disturbing at times. 6 cars all parked in grass and side walk. Chairs out front for them to sit and smoke. That's the only thing that bugs me. They are quiet for the most part but it's odd going to get the mail and seeing 3 or 4 people sitting outside smoking.

We had an Oxford House for a couple years but no longer. It was sold to a family sometime in the past year. Honestly they never seemed to be causing any problems. Of course I didn't live next door to them either so I maybe just didn't see it.

Tara is another similar neighborhood worth looking at. Same deal older people and younger moving in and updating. Nice location.

I think 250 would make sense to me. Of course I am not a realtor but if I were selling our house my target would be about 100/ft. We are 4/3.5 about 2800 sq ft.

Those are some kind of small and old houses--ca. 1940s through 1960s.
If they have never been updated/renovated, you will be at a disadvantage as far as bathrooms and electrical distribution go. These houses were built when one bathroom for a family of 4 was just fine. As far as electrical goes, there are probably more circuits in a modern kitchen than in one of these houses. You may need to look into doing some serious renovations, depending on the house you buy.
On the plus side, the yards are great, close to everything, and people are probably nice. But you shouldn't shop at Drusilla Shopping Center because Donnie Jarreau is a scum sucking pig and a son of a motherless goat.
Attics are tiny with just about no head room.

Yeah Tara is nice and your school district would be La Salle which is one of the better elementary schools in ebr. I agree with the other post I think they are priced to high. It does look like they have made some up grades. Flooring, Lighting and such.

Yes Tara is similar. Not quite as convenient to me, and Tara is a busy through street. I am a huge hypocrite because I hate how BR has all these subdivisions that don't connect, but I like that W-PP isn't a cut-through between say Jefferson and Bluebonnet.

Luck is right only way to get into attic is to crawl on belly. We also had to up grade electrical when we moved in. It is interesting to have a slat roof instead of ply wood.

The subdivision actually dates from the 60s-70s, not the 40s-60s. And the houses vary in size. You can find houses from 1500 to 3500+ sq ft. And al pat all have at least 2 bathrooms.
One of the selling points for us was the attic. It has a staircase off the den to the attic and it is definitely a stand up attic.
As for Donnie Jarreau- I have no idea. But I do like what he seems to be doing with the shopping center...

I am not in Westminster I am down the street in the smaller older neighborhood.
