I have lived here for 12 years. It is a good neighborhood that is close to just about everything. Don't plan on sending your kids to the school though.

I am actually in the process of selling my home now. We close on the deal at the end of the month.

I know what house you are talking about on N. Maiden.

The house next door is the most recent comp. It was actually $113.25 per sq/ft. This is why they are asking $113.75. They paid almost $86 in 2006 but have put some money into it.

One other recent comp was at $118 while one two years ago was $65-ish. (Guessing Foreclosure)

It seems like it was worth almost 200k until the neighbor's house sold, then spiked. It has been for sale since 1/13. They are probably expecting 270-275 but expectations lower as time accrues.

Do you live on Chelsea with the 2 large oak trees in the front yard?

Yes Tara is similar. Not quite as convenient to me, and Tara is a busy through street. I am a huge hypocrite because I hate how BR has all these subdivisions that don't connect, but I like that W-PP isn't a cut-through between say Jefferson and Bluebonnet.

Don't completely disagree, but since Tara Blvd. doesn't connect to Essen or Florida it isn't that bad. That neighborhood is becoming expensive to buy in as well.

It's been a great home, subdivision, and location. The trees and corner lot are great. Unfortunately, we have outgrown the house and we need more space.

We were on the market almost two days when we got a purchase agreement.

There was no way to expand the house? That's crazy. I hope we have that kind of luck when we sell.

There is room to expand but we really aren't up for it. We would rather move to something newer and bigger.

I am really gonna miss the neighborhood. The new Leblanc's store should be nice. We were surprised we had a purchase agreement so quickly.

In my opinion, you can't go wrong with the neighborhood.

I'd shoot for Jefferson Terrace. It's right next to Westminster/PP but you have a little more access to Bluebonnet/Oliphant/Cal, which makes getting to I10 just as easy as I12.
