Here. It's a great place to live. Very convenient. It's a quiet, laid-back subdivision. If you have kids know that you will want to send them somewhere besides Westminster elementary.

Thanks man. Do you live there? Looking at a house in the area. I teach in Ascension so kids would come with me and get their education in Ascension. I was wondering about the school there.

Kinda what we are looking for. Everything new looks the same. Looking for something that looks different and not cookie cutter.

We've lived here for about 9 years now. You can get some good deals on houses that need some updating.

The school is usually in the "C" range when the school ratings come out, but the past year or two they have been moving in the wrong direction. Of course I know those school ratings leave something to be desired but they are the only way I have to gauge the school. I can tell that there seem to be lots of kids there who are from outside the area.

We have a crime prevention district fee of about 100/yr I think. It pays for additional sherrifs patrols. There is the occasional break-in that you hear about but not often.

There are still lots of older people here who have lived in their house since it was built. As they sell, younger families are moving in. People care about their homes and keep things up.

No HOA which for me is a plus. And our new LeBlancs Frais Marche is about to open. I'm looking forward to that.

Is the area in a flood zone? Are there any serious neighborhood restrictions or just your typical run of the mill type of restrictions?

The south side of Drusilla area is flood zone. S areas that back to the interstate

Older subds gennerally dont have any "restrictions" other than the A-1 zoning restrictions

I have the original subd restrictions for Southdowns that says no "blacks" are allowed.

East of Bluebonnet there is generally no flood zones

Some parts require flood insurance but in reality everything drains well.

No restrictions other than parish zoning laws. We are in the proposed City of St. George so that could be a plus or minus depending on how you feel about that issue.

House we are looking at has a slightly smaller carport so looking to expand it and enclose it to make a garage. Also looking to add a nice front porch and plant a live oak in the front yard. Would also need to re-fence the back yard. Right now it has all chain link. Priced kind of high though. A corner lot with about 1k extra square feet was sold for 25k less not too long ago

If you don't mind me asking, what is your price range for that neighborhood? I live in there and I might consider selling mine. (Wife wants a four bedroom)

We have

live oak in the front yard

and both carport and garage.

but not a

nice front porch

It is a great neighborhood though

Looking between the 200-275 (with some wiggle room). Mind me asking the address so I can Google Earth it? If you'd rather email it to me you can. same name @gmail. Also, does it hold the capability to expand to a 4 bedroom? How is the backyard area?
