Whole are is lowland with ditches running back towards the creek. It’s where they had to deploy an aqua-dam in 2016 to keep airline passable

It will be over run by non-tippers and have chargers burning rubber in the parking lot before the developers can fill the retail space

Great place for a giant development if you love to make flooding worse.

Designed to attenuate a 25-year event. That development is going to significantly increase runoff in flood events.

Louisiana Firearms is building an awesome place there.

That looks like it's going to be mighty expensive to just go put some round down range.

Is that where they send the fish and ducks when they misbehave?

Traffic staaaaacked.
Residents fuuuuuucked.

Maybe this will finally cause the 6-lane to get expanded down that way?

I assume they will be be raising it up.. Everything around it might be more likely to flood or maybe they design drainage that will help with that..

The property backs up to Ward Creek, which has been recently dredged by Army Corps of Engineers. This is about a mile and a half north of Manchac, so drainage should not be an issue.

They're going to build it up high, so the surrounding properties get flooded instead.

They'll just come in droves to boost the nice stores.

What that being said, I love Perkins Rowe and hope this development can bring some good shopping, high end restaurants, and all to the area close to Ascension.
