Thoughts on stained concrete floors.

Recently we had The misfortune of a toilet back up that flooded the entire house causing us to have to pull the floors up. Now that we're done with the phase of having the adjuster and the estimate we were playing with the idea of having the exposed slab floors stained and Polished. I love the way it looks and the durability with kids and dogs is appealing. Do any of you have stained slab floors in your homes? If so, how do you like it what do you feel the pros and cons are.

Pulled up floors and cleaned and did them DIY style with a guy for an ex-girlfriend of mine about 10 years ago.
Also had them done 4 years ago when we built new in Walker (wife this time; not the same girl; no pics for either GFY).
In my experience, the concrete poured for the house that had tile & carpet before did not look as nice. They prep and do some other stuff to it when they know they're gonna stain/score beforehand IMO. Then again I DIY'd it #1 and #2 this was over a decade ago so times have likely changed...

I have seen several houses that have them and if done right, they look really good.
Extremely easy to keep clean and can't really get hurt

Do what makes you happy. Your primary residential real estate does not and will not ever make you any money.

Look good and trendy for a few months then stain and crack a lot. Prob better in a house but have them in my loft downtown and they never look clean. Lots of stains, etc over the years I guess.

I'm currently living in a rent house with them. Wife and I hate them. I always feel like I have to wear flip flops because it's uncomfortable to go bare footed. And my feet feel really dirty after walking on them, and she cleans them several times a week. We are building a house right now and will not be staining any concrete. Just my .02.

I just had mine done.
Pros: low maintenance, durable, you can customize the look to your preference (i.e., color, pattern, etc.)
Cons: no "re-dos" (once the slab is stained, the only change you can make is to stain darker, so think long and hard about what you want), sound echos, slab is not conducive to kids playing on the floor, and lastly, this process is expensive and requires proper prep to ensure good results.
If you're going to have someone do it, make sure the contractor knows what he is doing. In Houston, this work runs around $10/sf, maybe more.

There is tile out now that looks like dark hardwood. Might be a great compromise.
