Frats held zero interest for me, but I never understood why they didn’t long ago do what these guys are doing. Move off campus and just have a private country club situation with no oversight by pussy admins on campus.

It’s the first mover disadvantage. Hard to recruit if you’re the first/only chapter to leave campus and all the others have university guided rush for freshmen. If a bunch of them do it like at USC they’ll probably have an easier time.

Fraternities need to all disassociate with all universities, go to invitation only no rush if you don’t have a recommendation you don’t get it.

Had some friends in frats and were cool dudes. Met some frat guys in class that were cool as well. Also, met some stuck up frat dudes who wouldn’t give you the time of day and cheated like hell through engineering school. Just depends on the individual and the fraternity in question.
I do hate the usual story that comes out about once a year of some freshman dying from hazing.
Also, never joined a frat. Had no problem dating lots of girls in college. Married a college cheerleader. (No pics) lol

If you're established on campus this should be a no brainer. Everyone knows who you are and you will have fewer rules than the other guys.

For the first couple of years yes. Gets harder each year because proximity is important. There are also some sororities whose national rules won’t let them do events with non recognized fraternities.

So much to respond to.
"I didn't have to pay for my friends": this argument makes less than 0 sense. If you've ever joined a team, a club, a fantasy football league, Mardi Gras Krewe, etc. = you "paid for your friends".
Greek Social Life is the smartest way to maximize your college experience. A collection of dudes looking to pay for a party house & buy booze in bulk is an economic move of superior intellect. On top of that, you weed out undesirable trash that people looking to have a good time don't want to associate with, or more directly don't want them running the good looking girls away. Yes, you also weed out decent dudes who maybe just don't have the desire to join for the rest of what comes with Greek Life-but that's just how it goes when creating a group of like minded dudes.
All of this disassociation action is going to lead to off campus social clubs as well as a return to on campus "secret societies". And the cycle will just repeat. Because the natural biology of humans is to prove some sense of loyalty to each other or some creed. Whether you're a group of 10, 20, or 100+, membership is some sort of process. And eventually that process ends up some form or another of "hazing".
It won't be long until all of the organizations are off campus & bigger than ever. They'll figure out how to have membership with dues that pay for their off campus parties, housing, & all of that. They'll eventually realize they need ensure no college apparel, IDs, etc. be on you at events to keep the universities from having any sort of ability to prevent attendance or having attendance result is some form of school discipline.
