Tenant dilemma: possible infidelity situation and need advice

So I recently leased one of my townhomes in Boca to a young aspiring couple. When I met them, to obtain lease paperwork, they seemed to have that “in-Love” glow that an early to mid 20’s couple would have.
Well, long story short. A mere three or so weeks later, I go to get a package delivered to me after my tennis match, and see the young woman kissing and inappropriately grabbing another guys crotch.
She’s in school for nurse anesthetist and he’s a real estate developer trying to get his own business started.
Should I tell the guy or keep my mouth shut?
