I'm thinking some crime tape, a few dead body chalk outlines, and put some skunk scent in cans throughout it and other repulsive things to add to the ambiance. Nothing that would damage the home though.

Or we may write our own lease on it to someone (who will not live there) just to beat the squatters to the punch.

This is in Texas, but this has happened to me. I tried to get an ex to leave my house which the deed was in my name, and the cops said I had to evict him even though he didn't have a lease or any written agreement. As long as he had clothing there or any possessions it was his home. It was total BS.

Find out if the neighbor's been paying property taxes

If not, pay the taxes

If it's 3 years worth, you can start a process to seize ownership of the house

Once you own the house call the police and tell them to get those frickers out of your new house

Its a longer process but you get a new house

That is an entirely different situation since he was invited by you and legally lived there.

Squatters weren’t invited and are trespassing.

Interesting. The house has our legal address on it for some reason. So now we have paperwork in our name associated with that address and can use that.

I think the problem may be solved.

Once the squatters change the locks and fraudulently get a utility bill put in their name, you're in a tough situation.

Tell them that you are the local representative of the Church of Satan, and that you have weekly meetings at your home. Tell them about the fun sacrifices you make with small animals, etc. Tell them membership has been growing in the neighborhood, and invite them.

Oddly the house is using our legal address so I am not sure how that would work since that is also the address our elec bill is in.

In Louisiana, acquisitive prescription takes 30 years if you don't have good faith and just title. If they are there less than a year, you may have to file a possessory action. If over a year, you file a petitory action, and like somebody said before, you then have the burden of proving valid title against the world. If less than a year, you may also want to try calling the cops or filing rule to evict. (Just title means title translative of ownership..just fyi) And...if they are in good faith and have a title they believe actually sold them the house, then they can own it after 10 years. Not what you have here. There you go.

There was a rash of similar situations in New Orleans a few years ago. People were squatting in post Katrina gutted or partially renovated houses. They were claiming they were descendants of the “Washita Tribe” (pronounced like Ouachita, but spelled as shown) who originally settled “these lands”.

Anyhow, five Rastafarian looking assholes set up camp in a home that was owned by a guy who moved to CA after Katrina. He would come in a couple of times a year to work on the house. One day he arrives to find his locks changed. He called NOPD, who responded but couldn’t do anything because he didn’t have proof with him that he owned the home. Rather than flying back to CA to root through his filing cabinet, he called one of the local news stations. A day or two later, they arrested the whole bunch for trespassing. A couple gave obviously made up names to the cops and refused to produce any ID. They got to stay a few days longer at OPP until they remembered what their mothers called them.

La CC Art 3475 Acquisitive Prescription by adverse possession in Good Faith, ie you actually think you own the property and have filed you "title with the Clerk of Court".
Otherwise LA CC art 3486 when in bad faith, ie swatter it is 30 years of continuous possession to acquire the property.
