OT Baller with 6 miles of property, but seriously whatever’s happening with the high speed internet doesn’t make much sense to me. My in-laws in Mississippi that might be 20 miles north of Angie, Louisiana have faster speeds in rural Mississippi than we do in the middle of Washington Parish.

My experience:

They were going thru several people’s properties. Everyone settled on an amount, I held out. They were offering fair market value. I told them what I wanted and had info and literature I provided as to how I came to my amount, along with what some of my neighbors down the road received. They were offering me less. They were approaching a deadline & were getting frustrated with me, I was prepared to go to court. It wasn’t just about the money, it was about the government trying to screw me. Much longer story short, their attorney advised them to give it to me as the legal proceedings would’ve cost them more. I got what I wanted.

I’m not saying this will work for you, but if they get to that deadline, and your holding out, something’s gotta give. Legal proceedings could last awhile.

As others have mentioned if it’s an existing easement, and you get nothing, make sure none of their equipment is outside that easement. They had equipment on my property tearing up my grass and I had them shut down. Big wigs come out and actually agreed with me. They will not fix your property if they tear it up. Be mindful. They dgaf about you.

Make a deal with them.

They can run the cable if they run fiber optic cable directly to your house. In addition, you get to have all the channels, including premium channels, DVR, unlimited TVs, and the fastest internet for free for as long as their cable is on your property.

Also, include a clause in the contract that the deal is transferable to any future entity that takes possession of the fiber optic cable over from Spectrum. (That means if Xfinity buys Specturm, Xfinity has to honor your deal for free channels and internet.)

Lastly, like an SEC Coaches Contract, include a buy out clause that starts at a million dollars and deprecieates over 50 years. Each time a new cable is laid, a the buy out depreciation resets.

Upon sale to a 3rd party or transfer of title of the land to your children after your natural death, the contract becomes null and the kiddos will have to pay for their own cable.

Damn bro, 6 miles of property... you are doing well for yourself.

I imagine any money they would offer up wouldn't make huge difference if you own that amount of land.

My grandmothers house backs up to a transmission line. A few years back the power company gave her 5-6k to cut 3 trees. They resodded over an acre. Planted new shrubbery and trees. Graded the whole backyard.

The funny thing is the trees really weren't a threat to the line at all. Plenty of space. Plus they trim routinely. I think they were just being nice and she didn't want the trees anyway.

So I'd assume they offer up something. Moving dirt and all.

And for six mile, the answer should be an effing lot of money. (It's budgeted into whatever they're billing the government already.)

Yeah, well, ATT is already on the hook for 100% of the cost of rural internet per the breakup deal way back when.

They crawfished on the deal and here we are paying again.

To clarify, I am not against them coming through, and no, they can't eminent domain me. I am just hoping someone else here has dealt with this program.

I know of an oil company that used eminent domain to run a pipeline through south LA when land owners would not cooperate. I don't think your argument is correct

Don’t be too sure. Pipelines, power companies, and telecom companies are often granted eminent domain authority. They likely prefer not to use it until it’s the last resort, but they often can.

I’ve seen a gas pipeline company file dozens of suits against landowners to take property/servitude to build a pipeline. They put what they consider fair compensation in the court registry, and it’s up to the landowner to hire a $400 and hour lawyer and an appraiser to come fight if they want more.

On public roads you pay taxes to the middle of the road, but you don’t own it there’s always a utility easement whether in front of your property or a rear easement. It’s how you get neat things like water, sewer, power, communications, etc. All they need is a permit from the city, county, parrish or whatever. If it’s private like you say you can tell em to get bent. We’ve had several occasions where someone fricked up and got off the right of way on to private property by as little as a foot and that whole section had to be redone and moved back on ROW. I remember one particular a-hole named Errol in Lafayette that didn’t want LUS in his yard. He called the mayor and anyone he could to raise hell so we agreed to not dig in his yard and drill right on past his house. Then he had the balls to ask how he could get service after all the bullshite, and he was quickly told you don’t get service dumbass. Definitely don’t cut it without a good 811 call and they have 18 inches on either side of their marks if you hit it within that 18 it’s your fault we’ve had damages that run anywhere from twenty grand up to a million so good luck with that. So glad I’m not on the construction side anymore.

They blew up a big area of Philadelphia, Mississippi doing that years ago. Hit the gas line and sewage line multiple times then blew up a strip mall.
