Pretty sure my realtor just used me to help a realtor friend get more for a house. Bad thing is we loved the house and made an offer, of course I’ve learned on this ridiculous market what the house is listed for is not what the seller wants

The realtor has every incentive to get a deal closed. An extra $10-20K on the sales price isn't going to affect the commission enough to jeopardize a deal.

Not really surprised.
Last realtor I had was a lazy bitch who dropped the ball repeatedly on the purchase of the new house as well as the sale of the old house.
Her screwups on the purchase cost us thousands in renovation funds promised for one bedroom.
Her being fricking lazy nearly lead us to losing thousands on the sale of the old house but I forced her to list it at the price I wanted to instead of the amount she wanted to put it for in hopes of a quick sale.
The friend we had who’d recommended her was thoroughly disgusted with her by the end of the process.

I’ve had good ones lately. My first experience with one when I sold my house in BR , not so good. She was a damn crook. I wish I could remember her name I’d out her.

Avoid higher realtor fees. We are closing a sale on a commercial property in Los Angeles County this week. Brokers in that market call their investor contacts and make it happen.
And we never have to have the property get a MLS.
