I know a few people who are going through this exact same bullshite. BUT, the tenants haven't paid rent for almost a year because of some COVID restriction allowing them to a) not have to pay rent and b) cannot get evicted

Yeah, not your best move.

I have to be close to the farm and this is a town of 1,000 people not like I had a lot of choices of homes to buy and who knows when the Covid bs ends so I’m not putting life on hold

The Covid Moratorium on evictions is ONLY due to evicting due to unpaid rents. It is NOT due to a lease expiring. If a lease is expired, every state in the south that I know of is allowing evictions.
This is why many landlords moved to month to month leases, so the tenant did not have a lease on hand to not be evicted.

Is this a rental property or are you moving into the house?
If you were planning to move into the house all along you should have kicked them out the moment the house was sold.
It was doubly stupid to sign them to a lease during China Virus where they can tell you to pound sand and they can find a judge who will back them up.
Playing nice and not kicking them out was a huge mistake. This is one of those situations where you have to be brutal or you'll get burned.

Question...what would prevent you from just walking in, going to the fridge, drinking out the carton of milk, then taking a dump with the door open, then plopping down on the couch, putting your feet on the coffee table and turning the TV on to whatever you wanted?
You own the house. Go live there, and they’ll get the hint. Sleep in his bed, spank his kids, frick his wife.

Yeah, not your best move.
Assuming all works out, though perhaps a bold assumption, it's not a bad deal to have someone pay your mortgage while you finish out your previous lease.
The previous owner/landlord is probably a good resource since he's related to the tenants. I'd reach out to him before relying on rumors to inform your next move. And in a small town, people tend to be more mindful of their reputation assuming they are from the area.

Can you just move in to your house on June 2nd? Tell them if they stay they will have to sleep on the floor. Throw all their crap out of the closets, dressers, etc. Hire a couple body guards to help you move in if needed.

Eviction moratoriums are only applicable to evictions for failure to pay rent. You can still evict for any other breach. Just look for any sort of illegal activity (noise complaints, etc.) and use that as the basis. That’s what all the apartment complexes/renters are doing here and the Judges are allowing it. Took everyone about 4 months to figure it out and once the first one went through on a noise complaint, everyone started looking for minor breaches of the K.
Also as the above poster said an expired lease will also do the trick.

People in the delta are lazy moochers. Especially people living sans-contract in a relative's house. OP is fricked.

Have you reached out to the previous owner to see if they can help?

the cdc moratorium on evictions is for inability to pay rent due to covid. any other basis for demanding they leave is still viable. They have lost the right to live there when the lease runs out and you gave them notice of non-reconduction of the lease. trust your lawyer or replace him.

You need to watch the Shameless episodes dealing with this very issue, STAT! It will show you the way.

Yup. Moratoriums don’t apply to this situation.
It’s not a terribly difficult position to navigate despite a lot of bad advice both on his inability to remove them as well as how he can force their hand.
Odds are he will be fine with this, though it might be inconvenient for a minute. Just needs to make sure he properly executes the non renewal and then if needed, use the court.

Probably a few steps between here and that still

You speak of “email” and a “letter”.
You know where the address is. Go there tonight. Knock on the door and have a talk with them, Baw.
Rinse and Repeat with frequency until they tell you exactly when and where they are moving to.
