I guess I incorrectly called it an eviction notice but the attorney wrote it. It doesn’t say eviction it reminds them that they agreed to be out June 1st and we won’t renew a lease and that they have 45 days until time is up

Not sure where you live and the moratorium but the courts are so freaking backed up you will have hell scheduling a hearing, they could probably stay there 8-9 months free if they choose to.

I know a guy who has two Intoxicated Assault (third degree felony) cases pending and they are saying it will be at least a year before he sees a judge

Call your local eviction court and ask how long it takes to get in for a hearing after filing. You’ll have a better idea of what you’re dealing with then.

I would think a change in ownership would override any COVID moratorium but I don’t know shite.

Seems outlandish to buy a house and not be able to move in because of tenants from the previous owner.

Did he assemble an amusement park ride while under the influence of an intoxicating substance? They're getting really strict about that.

A lease that states he must be off the property June 1st. It doesn’t just expire. It explicitly gives a date that he must be out of the house because we intend to move into the property on that date

Correct — mine worded my notice in such a way that it wasn’t “informing” her that I wasn’t renewing, but rather “notifying” her that the Agreement, per its terms, will be terminated on xx date.

He made it a point to word the letter in a way that it’s a simple termination of agreement, not that there was a breach of agreement causing me to evict. As a double layer of CYA, he recommended I put in the notice a statement of appreciation that she’s paid rent on time without fail for two years.
