Good advice....although rush hour traffic on Sharp through Cedarcrest is annoying. I wouldn't want to live on Sharp.

I have some friends who live in Westminster and you can definitely get a lot of bang for your buck over there.

Somebody else mentioned Cedarcrest/Broadmoor.. Those are both pretty good as well. My folks live in Broadmoor and my wife is a real estate agent (no pics) and has been selling the shite out of that area. All young families. There's a lot of elderly folks in there but it's turning over well. For 220, you could clean up around there. There's some massive ranch style homes that with some renovations, could be pretty rad.

I live in Parkview Oaks.

It is a good neighborhood without many issues. Most people keep up their houses and are very friendly.

Just like all neighborhoods in this price range you do have some rent houses and some houses that are not kept up(Good investments if you think like me) and need updating but mostly people take care of their properties. Also, it is a racially mixed neighborhood, which I like, but maybe not to everyone.

I bought my house for a really good deal after my divorce and renovated the entire house myself. 2000sq ft, 3 car carport, large workshop, and home generator was the selling point to me. The house was clean just needed complete renovations. I put 20k into the house and should be able to sell and make a few dollars on it.

I have enjoyed my 2 years living there and actually has been better than I expected. Also, I have watched property values go up a good bit since I bought mine so I'm not sure what people are talking about by the area losing its values because that is NOT true in this neighborhood.

We live in Parkview Oaks - moved here about 1.5 years ago. I love it. We are also young, married, no kids yet. The neighborhood is quiet, people are friendly but not overly nosy. There are plenty of retirees, but some middle-aged families still raising kids, and I'm starting to see some more younger couples/families move in which is nice.

It's convenient to everything and I wanted a decent sized house and larger lot. We lucked out and found one that had been owned by the same family since it was built and they maintained it extremely well and did a lot of their own updates. The prices are what drew us here instead of nice but pricier areas like Hickory Ridge. Given that the area didn't flood and they are sprucing up areas all around the subdivision I'm happy to be here and stay here.

Have you looked around Kenilworth, Magnolia Woods? You could probably find something around your price range.

Not going to happen!

I lived in Magnolia Woods before moving to Parkview Oaks for this exact reason. While I loved living in Magnolia Woods the same house you can get in Parkview for 180k will cost you 230-240k in Kenilworth.(These neighborhoods are about same age)

In Magnolia woods the houses are older and if you come across one for sale that has decent size it will be the same as Kenilworth. Believe me I looked for a while because I wanted to live in Kenilworth since I work 2 minutes away but just couldn't justify the price difference.

Now if you are asking if I like Kenilworth/Magnolia Woods area better then yes, very much so!

That area was holding it's own before the flood....now it's pretty hot.

I'll have to check out Broadmoor. I know my husband originally said no to Broadmoor because he has the same feelings about there like he does with Sherwood Forest and worried about the value dropping.

What about Iberville Terrace and the less expensive houses on the Perkins side of Oak Hills? Any of those in his price range? That's a decent neighborhood.

Has Village St. George gone to complete crap? I haven't been in there in years.

Iberville Terrace = same as Parkview but more expensive.(if you can find any houses for sale)

Parkview is a better option than the other 2 in my opinion..

I know the house they are looking at and for the price I think it is a good deal(Unless inspection comes back with something major).

Only thing Im not sure about is being right next to the park especially during the summer when camp is going on..

In the past year there were 2 houses on Maxine (4bd 2bath) and 2 on Baird(3bd 2 bath) below 200K. You are right the square footage is smaller but also like you said the area is better. 220k for Kenilworth is not out of the question either. Like everything timing would have to be right.

Do they do summer camps at that park? It didn't look like there was a place for it.

The other house we saw is For Sale By Owner and is right across from St. Patrick's.

Our daughter goes to Our Lady of Mercy so the commute for her school won't be fun but it's better than driving all the way from Denham.

Has to need updating for that price if not they are leaving a lot of money on the table.

I lived on Castle Kirk for 6 years and loved the area.

Yeah I've noticed Tara is pretty pricey. And I'm worried about all the prices being raised because of the flood...we just picked a bad time to buy I think. But it is what it is.

Theres an expansion off Parkview Oaks in the back that's more modern and nicer type houses I wouldn't mind living in.

But its a solid subdivision all around for me.

Parkknoll place. I lived there for 4 years, sold the house 3 years ago. It was nice but needed something bigger. Very cookie cutter but it was a nice area to live in. When I bought the house 7 years ago if was $259k for a 3 bed 2 bath so that would be out of the OP's price range.
