Soak brown paper bag pieces/strips or just cotton ball in vinegar (apple cider or plain white). Cover affected area. It's helps draw out/dry up the oils that cause irritation.
Need help switching my generator from gasoline to natural gas. Generator is already plumbed to house gas line we just don't know if we can open the valve after starting/running on gasoline and if the conversion kit switches the fuel or if we need to open the line and start straight from natural gas. Don't want to get something wrong with it and mess up the generator.

Any insights or experience from others?
Riding it out in Folsom. First big storm since living here. Not worried about flooding but pretty nervous about the dozens of water oaks surrounding the house. Time will tell.
I am looking at a vehicle in south MS listed for private sale but am unsure of how the details of the process would work. I'm looking for any guidance as I, being the cheap person I am, have had the same car since high school and have no experience purchasing a vehicle.

I live in LA, car owner is in south MS. Carfax is clean, the vehicle looks good and asking price reasonable. Questions I have, should I decide to buy after look, test drive, and mechanic inspection are as follows:

I intend to pay cash (i.e. cashier's check) but my bank is not located in MS. Can/should I pay with a personal check since there are my bank doesn't have a branch near seller and have him deposit immediately?

If the private transaction is made, do we need to transfer titles that day so that both parties are present? If so, how does this work if the vehicle will need to be registered in Louisiana? Would I have to pay sales tax in MS or LA?

Please excuse my ignorance on the topic. I appreciate any insight. I am looking into this private sale as it seems the best deal I have seen but I don't want to get screwed on sales tax, multiple trips, DMV visits, etc that would make it a bigger headache than its worth in monetary savings.
True - which is why I'm leaning towards setting price before the trip to settle the deal. KBB range for private sale is 14.6k to 16.8k. I will say that the car looks to be in great shape and has low mileage so is probably in the middle to high part of that range, but what I am willing/able to pay right now is basically 15k.
It's a 2012 Honda Odyssey - listed for 17k would like to stay at 15k if possible. It's not his personal vehicle - was his father's who recently passed away. Owner is a doctor so I'm assuming he's more prone to making a deal since he's probably trying to just get it off his hands rather than make a huge profit.
My SO and I are looking for a family car and found one we like on craigslist but would like to stay a couple thousand below the poster's asking price. What in your opinion is the best way to navigate negotiating price through craigslist ad?

The owner is 2 hours away so likely we would purchase the car on the first day we see it in person if test drive and mechanic checks out. My SO says not to mention price until we meet in person, giving us more power that he wouldnt want us to walk away even if it's a low ball offer. I would rather settle on price beforehand so that when we meet up the deal is done and we don't have to leave without it if we cant agree. CarFax report looks good. Any advice is appreciated.
Only master bath. Yard slopes towards house then levels off at paved patio off the back of the house. So after a hard rain, the patio/rear wall of the house will collect standing water and slowly drain around the house.

This is only a problem on one side of the house because the opposite side is the driveway and the sloped grade just sends it down the driveway to the street.
My backyard slopes very slightly towards the back of my house so that rainwater flows under the patio and sits after a very heavy rain then slowly drains around the house to the street.

I just stepped into my master bathroom (backs up to the patio) and found standing water from the back wall into the house several feet. This water presumably came up through the slab.

I know I need to do something but I'm not sure what or who to contact. Do I go through a landscape company or others? Not sure if I need to regrade the backyard or just install a few french drains.

Side note: The previous (original) owners previously had an inground pool and filled it in and the slope likely has to do with this earthwork. We just found the walkway around the pool about 1.5' below the current ground surface when digging a hole the other week.

Any help or experience with a similar situation is greatly appreciated!

re: Wetlands Mitigation - 101

Whether it's a deal killer depends on the type of wetlands and the acreage that you plan on impacting (placing dredge/fill in). PFO1A means "Palustrine Forested" so you will likely have to purchase mitigation credits for a similar habitat. Again the acreage of your impacts determine the amount and therefore cost of your mitigation.

If you are in South LA you are likely in the New Orleans District (Corps of Engineers) which is a PITA to deal with and will take a long time to get a permit. If you are in N LA then you may be in the Vicksburg District which is usually easier and quicker.

Your best bet is (obviously) to simply avoid any impacts to the wetlands if possible.

re: Parkview Oaks Subdivison

We live in Parkview Oaks - moved here about 1.5 years ago. I love it. We are also young, married, no kids yet. The neighborhood is quiet, people are friendly but not overly nosy. There are plenty of retirees, but some middle-aged families still raising kids, and I'm starting to see some more younger couples/families move in which is nice.

It's convenient to everything and I wanted a decent sized house and larger lot. We lucked out and found one that had been owned by the same family since it was built and they maintained it extremely well and did a lot of their own updates. The prices are what drew us here instead of nice but pricier areas like Hickory Ridge. Given that the area didn't flood and they are sprucing up areas all around the subdivision I'm happy to be here and stay here.
We're in Parkview oaks subdivision just south of coursey between SF and Stumberg. We've been high and dry this whole time. No issues in the area until you go south and hit Jefferson/Tigerbend.

I'm sure your friend is fine- cell phone issues and some power issues persist in the area but no flooding.

I live nearby and have seen and heard the helicopter for the past 30-45 minutes. I haven't seen anything on the news so I'm curious on the outcome.

I have to second this. I read several financial books when my parents cut the financial cord following graduation. This one, in my opinion, is the best book at giving you the nuts and bolts of building wealth. It illustrates how wealthy individuals have built wealth through diligent spending and investing decisions throughout all stages of life (buying a house/car, raising kids, saving, investing for retirement, etc...). It is sound financial wisdom regardless of your income or age.

This. The area is home to University Field - still actively producing oil from multiple wells on the property.

I highly doubt that property would be sold by the estate anytime soon if its still producing, regardless of oil prices.
Not a MT expert, but I do for the most part.

I have a larger rainy day fund account at a credit union then I have a series of sinking fund/savings accounts through online banks that get funded through each paycheck automatically.

New Car Savings
Christmas
Vacation
Car Maintenance
Insurance

Some may view these as just expenses but if they are irregular expenses only occurring a few times in a given year, I set up an ongoing savings account for it.

Are we talking Neighborhood Walmart on coursey by hickory ridge or by Sherwood? There are two within a ridiculously close area.

"To be the man, you got to beat the man" my grandpa always said.
I used LA USA Credit Union on airline across from Costco. I shopped around with multiple brokers and organizations and they beat all the interest rates (back in May). They are physically located right there and are very good to work with. Since it was my first purchase I went in a couple of times and they walked me through every line item on the quote and just so I understood. I used this to comparison shop and couldn't find anything better on interest rates or fees.

If you can get on board with a local credit union and go that route I would highly recommend it.
