I live in Magellan Place, off Cedarcrest. Nice and quiet with easy access to 12. glad to be here.

There's a home for sale on Ericson Ave. Look up Keller-Williams realty.

And I think it is certainly worth mentioning that Parkview oaks did not flood at all...

I grew up in Parkview Oaks.

I'll tell you this, due to BR traffic it's so freaking convenient to be able to enter your neighborhood from both Coursey/Sherwood and also Airline/Jefferson (quick access to Siegen). You have access to both 10 and 12 and multiple ways to get to both of them so you can avoid getting stuck.

Also as another poster said, 0 flooding. It's definitely just a middle range quiet neighborhood.

I think it's good that you've set a limit at $220. However, I think you should consider the possibility that if you look around long enough you may find a house that both you and your wife love that is priced at, say, $230. Then I would recommend that you and your wife sit down and talk about how you can stretch your limit to $230. One of the main reasons to extend your limit out some is the fact that the longer you and your wife work your income will increase in time.

I just don't want you and your wife to be disappointed in
in 5 years when you may feel like you settled for one house and now you realize that you wish you had upgraded to a little nicer house now that your income has increased.

Discuss this with family and friends and a financial advisor to figure what is the best for you at this time.

Woodland Ridge is great for that price range.

Half of it did flood, but for the first time in existence. Chances are that we are good for quite some time before the next 500 year storm comes.

Middle to upper-middle class neighborhood, nice centralized area.

I don't know what size house you're looking for, but $220k isn't going to get you anything nice in Tara. People are buying houses for $200k in there and completely redoing them and selling them for $350+.
If you're at OLOM Tara would be the place to live ideally, but it will be tough with that budget, unless you don't mind something small.
I'm in Briarwood and we go to OLOM and traffic is a bitch to pick them up. It won't be much better coming from Parkview Oaks. I did not like the looks of Parkview Oaks when i drove through it a few times.

We looked in Broadmoor and they have some very large houses in there that you can get in that price range. They will likely need work. I thought the same as you about the future of that area, which is why we bought in Briarwood instead. I think if young people keep buying in the Broadmoor area, which it seems like they are, then that area will get better. It's a lot of old people there right now, and they won't be there for much longer. I don't see rift raft affording a $225k house that needs work. We almost bought in there, but the deal ended up falling through b/c of termites. $240k house, almost 3,000 sqft that needed little work (except for the termites). Instead we ended up spending $300k in Briarwood, and i love our house and yard, and i have no fear of property value going down, but the traffic is irritating.

We looked in Jefferson Terrace area as well and it was the same as Broadmoor. The houses in your price range will need work, or be small. That area i believe is on the bus route for OLOM. Had it been up to me, I would have bought the $300k cookie cutter type house way in the back by the interstate, simply b/c of it's proximity to school and work, but the wife wanted a house with "character"

I guess you haven't seen the other public schools in EBR then! Woodlawn would be one of the few I would consider sending my kids too.


They also have the new Lee High magnet and BR High magnet as well.

I went to Woodlawn high. I turned out ok. With that being said I live in the Woodlawn district and my kids won't be going there. Lol.

I live in the Woodlawn school district, but my kids went to Most Blessed Sacrament and later St. Michael. I can't begin to count how many times MBS was put on lock-down because of some animal at Woodlawn.

Friend of mine lives in the neighborhood right off Drusilla. Would be ideal for the price range and location to your jobs and to Mercy. Older ranch-style homes but same with Parkview Oaks...everyone keeps their property up.
