It's not condos for the uber wealthy but it will be people well off enough to pay Midtown luxury rate of around 6k for 1BR and 9k for 2br apartments in 75% of the building.

It's been in the news a bit over the past decade for developers trying to negotiate tax breaks that come with offering 25% non-luxury rate apartments without the affordable apartments.

And also a publicized battle over whether a famous giant mural is removed instead of destroyed and who has to pay for it to be relocated.

The developer is David Werner Real Estate along with a handful of big real estate investment capital groups.

if i had to guess the floors caved in. columns are built first then the span across the horizontal beam with the floor. in a steel beam building, the span bar joists then put the decking down, the pour a 3-6" concrete floor. on a concrete building they form and pout the columns, then deck the floors and support to the deck below with "trees" while the pour the floor. once it has set up they remove the wood deck and the "trees"

my guess is the joist were over loaded and 5 floor of joist and decking collapsed

Some genius working on the renovation probably cut out some shear walls or lateral bracing.

Commercial live loads are greater than residential so someone removed a load-bearing object without shoring the secondary members. Similar situation with improper shoring like HR NOLA. The chances that it's incompetence or someone trying to cut corners are 50/50.

Construction project, huh? I expect to see more of this as we transition to an administrative way of carrying out everything. Projects are "managed" with a bunch of clerical exercises striving to meet various key performance indicators that have little to do with actual work being done on site.

I even read a "general contractor" here state that he's got a project manager making sure tiles are laid straight on a house build. Imagine paying a PM, instead of just hiring a reputable tile layer.

Everything is a clerical exercise to these people.

I’d imagine, perhaps, structural beams holding still but maybe sections of flooring coming down internally
