It's an Orleans address carrying all of the negatives that an Orleans address brings with almost zero of the perks of living in Orleans. Smart money would have built in Metairie, but then again...Metairie didn't offer $40k lots. ultimately, lake view is made up of young people who couldn't afford to build in Metairie a few years ago.

The frick

Lakeview has always been outrageously expensive.

Nice area that had a lot of older homes mixed in with newer homes. Not as many young professionals and moreso geared towards families and older people.

Not after Katrina. You could pick up a lot for $100k and less. Some of the smaller lots were in the $50K range.

Tell us more about these shoddy McMansions that you seem to know so much about.

The generalizations of the place before Katrina and now are a little funny.
And lakeview has been as expensive as hell for a long time. Maybe a small area of old Metairie used to be more expensive, but this is a very small area

I've lived in Lakeview for almost my entire life. It's definitely very different than before the storm, some better and some worse.

It used to be alot more older homes. housing was affordable yet still incredibly safe. Before the storm a 500-600k dollar house was the exception, where now it seems like it's becoming the norm. Lots were available for 50-70k, now these crazy frickers want 200-300k. I don't get the feeling that the population has changed in the 'real' Lakeview, maybe less elderly, but still predominantly families. I do think that the population in West Lakeview (other side of Pontchartrain) has improved after the storm, I don't think it was that desirable previously.

I will say that the Harrison Avenue area is better than ever and the same goes for city park imo.

I love Lakeview, it's always been my home, but I don't see how these recent prices will be sustainable. I'll be really curious to see what it looks like in 10-15 years.

False, you could easily get an older 3 bed 2 bath house in the nicer parts of Lakeview for under 300 before the storm.

I agree. I think the bubble is there and a lot of people have over extended themselves.

People said the same thing about up town and old Metairie, those bubbles have yet to pop.

Up town makes lakeview look cheap right now.

You can't compare uptown old money to Lakeview.

Compare the channel to it. The prices are about the same and the channel was a fricking slum pre-Katrina.

Can't see the prices go much higher than they are now. There is a decent amount of houses on the market and I don't think they are moving like they were about a year ago.

Yeah, I think it's finally topped out. I'm in the area a bunch between visiting friends and running a kid to MCA and back. I'm seeing more for sale signs now.

Edit, but I do still see a good deal of new construction.

You just can't miss an opportunity to shite on Lakeview. It's sad.

As for your opinion, it couldn't be further from the truth. yes, there are a-hole in Lakeview, same as everywhere.

I bought a house on R E Lee just before the storm. Today, it's worth a little more than what I paid. Lakeview, Lakeshore and Lakevista all have gotten "younger", just like the entire city. The old people in general, cashed out and moved out. Can't say I blame them.

As far as not being able to afford Metairie, that must be some sort of stupid joke.

It was a suburb within the city limits where people could look down on Metairie and then go shop there.

In all fairness everyone that grew up there that I knew has fond memories of it.

I grew up in one of the smaller Lakeview homes. Despite horrible roads and weekend traffic it was a great place to love. Always thought I would live there when I grew up.

I lived in Lakeview before Katrina. It was very nice & quiet. A mix of older retired people & young professionals. I never had any crime issues. The streets were horrible & are still horrible.

My mons family moved from the quarter to lake view after dubya two. Place was considered suburbish compares to the rest of the city.
