Don’t even fricking respond. Their letter means jack shite. If they file suit; counter sue immediately for 4x the amount they sue you for.

And no that’s not sarcasm or trying to land a pun. Counter sue immediately. frick them

Anyone can sue for anything.

I'm betting they're just slimy as frick "businesspeople" who make a living shaking down decent folks--especially since it financially would mean little to them.

Have you Googled this business's history?

apparently its a relatively new company but their loan approval letter was for $10 million and our sales price was $275,000 so yeah this money means nothing to them.

Signed as is and had inspections. This falls on their inspector. He could have looked from the crawl space or moved furniture. You can't disclose something that didn't take place.


I'm not a lawyer, but I did sleep at the Holiday Inn Express last night.

I would seriously get your own lawyer involved. You know this without coming here.

Very simple wait until you have spoken to an attorney. Even if they do file. Chances are their attorneys are busy also. The courts will not even take this up for 9 months at least. Courts are so backed up in that area from the hurricane.

Sounds like something an unscrupulous company would do as part of their business model - buy a flip house, look for hidden damage, and then have a lawyer send a threatening letter asking for the cost of the entire renovation. You might only get the sellers to pay a small portion of what you’re asking for but every dollar goes to the bottom line.

Probably part of their business model. Keep squeezing money out of people. They already got closing credits. Now they're on to a settlement. Rinse and repeat with the next unfortunate victims.

Once all of this plays out let us know the name of the company and an address to contact them. I would like to know who runs the company. Can be difficult in TN to find them but I want to know if they are politically tied.

It's probably just a small group of investors that formed a LLC just to flip some homes.
Trying to get to the LLC means little. It'll just be a company that holds a handful of properties.
I just wouldn't bother with them. They bought the house snd now are just trying to extort some more cash out of someone, you in this case, before they sell the house.
