Lived there for 4 years and I miss it. Great place for young people, great place for people with kids, and great for retirees. Only moved because my wife and I are both doctors and we needed family help with the kids. I miss Nashville terribly. We lived in green hills in a relatively smaller house (for that area) we bought for $419,999 8 years ago and now the zestimate is $580,000. Green hills was amazing though. I worked in Murfreesboro and that place is happening. You should look there (at least to consider).

I like the area, but not cheap.

Not hard to spot the tourists in this thread...

Traffic is miserable in Green Hills. I call it the 4 worst red lights in Nashville. That new 19 story high rise off Richard Jones only added 1000 more residences GH didn't need.
If you haven't been here in a while, you'd be shocked on prices in Belle Meade Highlands and West Meade. Teardowns selling over 600k.

I hope you like megachurches.

Brentwood East of 65 is a nightmare. I'd slit my wrists in a warm bath before I lived anywhere off Concord Road East of 65.
Now west of 65,
You can have your Maryland Farms and Franklin Road.

Green Hills is GOAT. Mall at Green Hills ftw

Do not move to Davidson county!
Assuming you are commuting to Nashville for work, stay far away from I24 towards Murfreesboro - it's an absolute nightmare! Don't even consider it. The best two commutes are I65 from North of Nashville (Hendersonville, White House) and I40 from west of Nashville Kingston Springs, Fairview). All of the above towns are nice and have good schools.
If you look in Hendersonville only go to the Beech or Station Camp school areas. Most of the rest is getting trashy.
Spring Hill is popular but filled with cookie cutter houses and way overpopulated for the infrastructure. Great schools though.
You get the most house and property in Clarksville but that's a boring 45 min drive
If you are using public schools make sure to check Greatschools.org for school ratings.
Do not move to Davidson county!
Best of luck!

Following your country music dreams. Good luck, man.

We live in Franklin. Great place. Traffic is pretty terrible in and out of Nashville. Incredible schools. Good access with 840 to bypass downtown on commuting to Knoxville, Chattanooga...anywhere east/west of Nashville. Your budget should give you some nice options.

I will actually be driving to Knoxville at least 3 times a month. We could actually move anywhere between the Nashville area all the way to Knoxville. The wife is pushing hard for Nashville though. I'm MAGA if that helps...
Sumner, Wilson, Rutherford, or Williamson County.
According to the judgmental map, I live on the border between Iraq and Guatemala. Not far from the truth.

Dont move here is my advise. Ive been here for 5 years, and Im looking to move away. The city has become unliveable in the past two years. I cant wait to get out.

I moved here 15 years ago from Atlanta. We've had unbelievable growth in those 15 years. It's more accessible today than Atlanta was 15 years ago.

Unlivable? It’s that bad?

Paul, don’t take advice from someone who doesn’t know how to spell advice.

Stay on high ground in the city. It can flood bad on the other side of the river and even parts of the city close to it. Check it out. Happened in May 2010

Check out Nolensville.
Then keep driving. Nolensville is adjacent to Antioch which is probably Nashville's least desirable area.

Best places to live?
West, look around just outside of Belle Meade. Great area, 30 minute commute to DT.
