Brentioch (where Brentwood and Antioch meet) is great for 1st time home buyers without kids. Nippers corner, that whole commercial off OHB by interstate and Lenox Village are great areas and access to the city is not horrible. You are smack dab between 65 and 24.
Cane Ridge is a no go. Biggest bust pound for pound in recent local real estate history.
Go walk downtown Franklin on a nice sunny afternoon, look at the school ratings, proximity to the city, and cost of living.
It will usually check the most boxes.

Consider Farragut if you're willing to go as far as Knoxville. It has everything you are looking for. Knoxville is smaller with less traffic. However, if you'll be flying a lot the Knoxville airport is small with less options of flights and airlines. The lack of Southwest means flights are more expensive.

Yes I do, and I also know that in 10 years Brentwood will still be Brentwood but Nolensville will be an extension of Antioch via Nolensville Pike.
And Cane Ridge as a buffer is a joke. That place and it's schools are garbage. The elementary school is 25% white and 75% minority with a 2 out of 10 rating. That will be Nolensville in a few short years.

Because he didn’t want higher taxes with terrible schools, but also wanted his property investment to increase.

Or further south to Spring Hill. The 840 loop goes right through there and you have easy access to I-40 east or west without going through the Nashville traffic. Probably more reasonably priced too

I won’t argue with any of the folks pushing for Williamson County (Brentwood/Franklin) as it’s fantastic, but I would certainly suggest considering Murfreesboro as long as you’re not commuting into downtown between 7-8AM. From the sounds of things, that’s not the case, and your budget will go further there.
Murfreesboro is 30 miles from downtown, has very good public schools (not quite as good as Brentwood/Franklin, but still good), and the area is expreriencing unprecedented growth. It’s basically its own self-sustaining city with a population nearing 150K, but you can take a quick drive to downtown if needed, or hop on 840 and head to Knoxville. Convenient to both.
Also second the opinion of avoiding Davidson County altogether, especially with a kid who will be starting school in a couple years.

All this. Plus (given your stated preference) Murfreesboro is much more politically conservative than Nashville.

frick murfreeesboro. better money spent on property in williamson county and (a) you can actually get to downtown nashville whenever you need and (b) no traffic light cameras. murf. is bullshite when it comes to traffic cameras.
