Recommend Franklin, TN. Brentwood if you’re OT baller status and want your wife to leave you for a football player, nhl player, or a doctor.

Brentwood East of 65 is a nightmare. I'd slit my wrists in a warm bath before I lived anywhere off Concord Road East of 65.

Listen to me and listen good.... live in Hendersonville. Trust me. We live here now and we are a 25 minutes drive to Nashville. Real estate is BOOMING in Nashville and surrounding areas.

If you live in Brentwood or Franklin you will pay about $200-225k more for the same house as you will in Hendersonville. Look it up on realtor.com

This is good advice. I'm in Brentwood, and I'd move up that way if it weren't for our jobs (and the nightmarish commute that would ensue). Mt. Juliet is way cheaper and a nice area, too.

Williamson County schools (public and private) are some of the best in the country. Public schools outside WC are hit and miss, though there are some very good ones.

Your taxes will be half of what they would be in Hendersonville, your kids will get a private school education at a public school price, and you won’t have to deal with the nightmare that is Vietnam Veterans parkway.

We lived just South of Franklin in Thompson’s Station. It is a beautiful area and not a bad commute into Nashville. I worked downtown on Broadway. The schools are excellent and you get more bang for you buck in a house.

"weird religious college" = Treveca Nazarene

"normal religious college" = Lipscomb (I suppose CoC is normal by someone's standards)

"hipster college" = Belmont

"fancy black college" = Fisk

"black college" = Tennessee State

Move North across the the state line into Kentucky. Great schools. Rural. Cheap. And just a short drive to metro Nashville.

I will actually be driving to Knoxville at least 3 times a month. We could actually move anywhere between the Nashville area all the way to Knoxville. The wife is pushing hard for Nashville though. I'm MAGA if that helps...

Been in Brentwood since 1987...25 minutes from downtown. Best schools and new money are here. Wouldn't live anywhere else.

Rent. Rent a shitty low end place in a good school district if you have kids or close to your job or something else that matters to you.

When you move somewhere new you should never plan to live in your dream neighborhood. You should plan to rent a shitty place in a location that makes sense for your short term needs. Figure out what makes sense longterm while you rent a crappy place so you have some money to enjoy the town.

For what little its worth, I'd live north but South of the city is currently best. You can also find a hell of a fixer upper for $500k most likely in a better neighborhood closer to town. Williamson county is great and all, but there aint shite south of Nashville but freaking Alabama and Alabama sucks and that's coming from a guy that went to Auburn. The city will be moving more and more north and other directions in the future.

I'd also buy a fixer upper as close in as possible personally cause that value will sky rocket.
