Yeah sorry but with 200 combined you are just in your own way if you’re having trouble. Yes I understand there are 20 offers on every decent house.

Good luck. We are currently in the process of attempting to buy property in Denver as first time homebuyers and it’s like pulling teeth. I can’t imagine trying to do this with a family

We started out with Better Mortgage. They gave us a relatively good deal so haven’t shopped around much. Any suggestions?

You are seriously overestimating how much $200k runs in cities like Denver. Don’t even get me started on Boston/NYC/Seattle/Portland, etc.

Let’s use the 2.5x rule. That gives you $500k to buy something, which won’t be exactly comfortable in a budget most likely.

You think $500k gets you a decent house in Denver in 2022? No way. In my experience in this process, you *might* be able to get a mediocre house in a not-so-decent neighborhood, or a decent house 45 mins. from work. And that’s a big if, there are plenty of run down houses in the 600-800k range.

Townhomes are a little bit more affordable but still might get close to eclipsing the $500k mark soon if the market keeps running hot...

Condos are really the only sure thing in the $200k income range in my experience. It’s pretty crazy.

Hopefully I don’t come off too frustrated. My fiance and I were going over this stuff last night and it put us both in a bad mood.

Yes they do. I manage younger, high income earners. We have offices in the New Orleans, Houston, and Denver area. $200K ain’t a lot in Denver, especially if they are paying back student loans (and not just riding the deferments).

I have a padnah (mid 30s), married with 3 kids who recently relocated to the Denver area.

$1.1 million for a 4/3 3,500 sq ft in a decent neighborhood.

They had to offer almost 20% over asking to get it at the weekly “auction”.
