My commute wod be at least 30 minutes longer from there. Your lack of admitting that the commute would be worse from Las Colinas than 5 miles away from downtown is almost a dumb of take as Roger's in this thread.

That's on top of the 10k+ you should have in an emergency fund.

You could live in Murphy easily and avoid the tolls, and get into a legit house for ~325k.

Yeah I do and I come in by 7:30 to avoid morning traffic, but I don't really want to leave at 7PM or later to avoid the evening traffic. And if by flexible you mean leaving at 3, I guess I don't.

Yes and I work outer markets so I go against traffic. My commute is the same as it was before.
My wife covers Dallas proper. Uptown, oak lawn, north Dallas, even parts of Richardson.
I only drove it when we came down for a game or to a friend's house and I wanted to rip my hair out. I couldn't imagine what she was doing.
So we decided to get a better place for a little bit more so that I'd have the same commute and hers would be basically nothing.
The money saved on Ubers alone has been great. $30 during surge vs $100+.

Yep, my student loan payments are as much as my rent. I'd love to go give 18-year-old me a swift kick in the nuts for that decision.

Bad decision making aside...soaring tuition prices are another huge issue.
Current setup....pay way more to get a degree that allows you to get a job that pays similar to what it did a decade ago. Then pay higher rent while trying to save for that house that keeps soaring in price as well.
I'm only pointing out that there sure is a lot of frickery these days.

It's worse than housing imo. I checked LSU's tuition earlier and it is over 450% more than when I started in the mid 90s

partly true. It crashed because people who couldn't afford a home were told they could get a home, even though they had no business owning a home. Then they were given "special' loans they had no business getting. Thanks Bill Clinton et al.
Very similar to the situation young people find themselves in with a college degree and the loans they are offered to get it.
My post is still true- you can afford a home, just not the one you want. I don't blame em for renting. No point in buying something you don't want and compounding debt.

Rent is so high and income requirements by the apartment complexes are so high that if you can afford to rent an apartment you can afford to buy a house. If you can’t afford to live in an apartment you don’t have many options. I don’t understand how they fill those places up.
