My renters sure are paying mine! At some level, arguing the semantics of whether those costs are passed on seems a bit pointless though ?????

Not directly. They may pay for contents, but that is only in response to the flood insurance comment, which I'm not sure really matters.

Pretty much all of this. While this project likely makes sense (I don’t know the specifics of the canopy and such) if taken to the extreme I’d imagine most here agree you shouldn’t be able to just build bridges anywhere you and a neighbor decide to build one. There should be some sort of check in place.

Why? Are the renters legally on the hook for the annual property taxes each year in Orleans Parrish? If taxes go up during year (which in my area at least can happen with property assessments in late spring and then again with rate increases up through fall of the tax year) are they legally required to pay the increased taxes for prior months before final tax assessed each year?



In a well functioning market (and the vast majority of large American metro area real estate markets are), things like property taxes and insurance are economically embedded in rent. Renters are indirectly paying it.

There’s no way you can raise your rent as fast as taxes and insurance rates are moving.

I had rental property for 5 years in NOLA and finally sold them all about 3 years ago because rents were staying the same but taxes, insurance and maintenance kept going up. My margins just didn’t make sense so I cashed out and glad I did. I did very well and I’m much happier and stress free.

I got a random letter a while back asking to stop this. Now I see they have started the construction on banks. Was blocked off for a bit earlier.

I don’t think you understand the process of approval here. It’s not like anyone can just fill out a form and get a bridge under the variance interpretation. Jesuit still need to get air rights approved by the City Council. They already submitted the proposal for the work along with follow-up reports to the City Planning Commission and the Department of Safety and Permits, getting the go ahead from both.

I remember when they did it, closed Highland Road and Fox McKeithen who was then Secretary of State drove around the State Troopers and under the bridge while it was suspended by cranes at 2:00am and got a DWI.

I'm personally a huge fan of pedestrian bridges. I wish they were more common place.
