This... I shite on Memphis as much as anyone since I know the city well, but a lot of people ignore the positives there and the negatives in Nashville when comparing the two.
Memphis is overall a shithole since the shitty parts outweigh the good parts, but it does have some nice areas. Germantown is old-money nice, Collierville is new-money and growing rapidly, and East Memphis has some really nice neighborhoods with billion dollar mansions. Downtown is still sketchy but improving. The Midtown bar district has boomed ever since I moved away.
People tend to look at Nashville for its tourism and ultra-nice burbs, but it has a lot of issues. The north and east sides of the city in particular are pretty shitty.

All of the cities have something in common. Libs will say poverty but poverty doesn’t vote or run for public office.

Your observations are pretty spot-on. There are a lot of areas near downtown that are in serious need of gentrification. Between downtown and the airport is nothing but eyesore after eyesore. This is unfortunately what most people see when they travel through.
I would recommend staying in East Memphis near the Audubon Park/Belle Meade areas, or Midtown off Madison Avenue near Overton Park. Most people don't see these parts.

Take a look a the new Central Station Hotel (Hilton) on S. Main downtown. It’s brand new, very nice and has a lot of character.

I'd probably still stick with the Peabody although there are a handful of other pretty decent options downtown. Maybe look into the one in Harbor Town, which I hear is nice. McEwen's, Flight, Itta Bena are all solid options for a meal and each is reasonably priced. Even The Majestic which I'd say is a bit lower tiered than the previous three is great food for the price. Central BBQ is by far the best barbeque in the city, IMO. I'm a pretty simple dude. If there's professional sports in the area and a place to drink all night without spending $100+, that's really all I need. Check out a Grizzlies game. Find a patio bar and enjoy a cigar - best time of the year for it. Casinos are located both north and south of the downtown area if that's your thing.

How so? It seems like tons of great companies are relocating there and the rougher areas are being entirely gentrified and flipped into good neighborhoods

Like New Orleans, what a great city it could be if it wasn’t under siege by a vast criminal underclass. It’s the potential it has that makes it depressing.

Downtown and Midtown are booming. Lots of renovated businesses over the past 5 years; what was previously abandoned is likely now a bar, restaurant or business. Main Street is great, stay away from Beale which is a tourist trap.
We live in Central Gardens. We love midtown and there is a ton to do in Overton Square or down Madison. They’re also building a massive hotel off Cooper.
Central BBQ or The BBQ Shop are both solid recommendations depending on the part of town you’re in.
McEwens downtown is great as is Majestic (we eat here a lot for work lunches). Flight is fantastic.

You’ll be totally safe downtown or midtown. The police presence was increased like 5x a few years back in these areas. I used to jog at 5 AM or 10 PM every night when I lived downtown in corporate housing off Front Street with zero problems. North Memphis is a complete gang ridden shite hole but you’ll have no business being there and the cops have done a great job at keeping the cultcha isolated.

Actually, there is a hotel in Harbor Town and it’s a fantastic hotel - River Inn of Harbortown.

When I moved to Memphis, the Overton Square area was kind of dead. I saw potential in it, but it was pretty much dead.
Barely a year or two later, that area was hot as hell. They completed that parking deck, a bunch of businesses opened up, and Second Line became extremely popular.
Memphis has some incredibly cool areas. I'd move back there if I didn't like Chicago so much. Maybe I can retire there.

Sad fact: There's more Fortune 500 companies based in Memphis than in the entire state of Louisiana. So Memphis has that going for it at least

St. Louis crime statistics are extremely skewed because the county is separate from the city. The actual city is bad but if it was combined with the county statistics like most big cities its not the worst like on here.

This, St.Louis is one of only a few Cities that are not part of a County.
If you put St.Louis City and Stl.county together, like rest are, st.louis would:
Become 9th largets city in USA
fall to the mid to late 20's in crimes per capita
And the FBI includes East St.Louis, Venice, Brooklyn,Cahokia, Granite city, etc crime numbers with St. Louis, and those are cities in Illinois.

Exactly, people that trash STL mainly have no idea about the county being separate from the city. I'm a KC guy overall, but have a lot of friends in STL and hate how the city has such a negative connotation because of the county/city split. I think Baltimore is another city where the county and city are split as well.
