LWCC buys Mestizo Restaurant and surrounding hotels at Acadian/I-10

Presumably for a new office building. Does anyone know if their redevelopment will include a new restaurant?

The Louisiana Workers’ Compensation Corp. has bought the Mestizo restaurant property, expanding the company’s footprint near its eight-story office building on S. Acadian Thruway.

In a deal filed earlier this week, LWCC acquired the property from Kavanaugh and Tudor Company for nearly $2.2 million.

The property is still subject to the lease agreement with Mestizo to use the property, according to sales documents.

LWCC has acquired several properties in the immediate area of its offices in the past 15 months. In late 2019, the organization bought the 2.7-acre shuttered La Quinta Inn property, adjacent to its offices at S. Acadian Thruway and Bawell Street. Months later, LWCC closed on a deal to buy the also-closed Red Roof Inn property.

Those hotels are closed? I don’t think I’ve been that way in a few years but I believe they were of the no-tell motel variety.

They need to purchase properties in a more eastwardly direction.

I would guess they probably continue to lease to Mestizos. However, it's good to see those shitty hotels being torn down (particularly that Persian eyesore) and hopefully redeveloped

I stayed at the Red Roof last year for the Arkansas game. It was a dump but it was close and served it's purpose. Not sure what the area is normally but that weekend it was mostly fans/game goers.

that hotel has really gone down over the years...is/was there a Denny's in that area as well? (in my day it was a Sambo's)

intriguing purchase considering their claims adjustors have been working from home since April. During this COVID transition period, several have told me they would choose to continue working from home if given the future option. Office space could then be rented out to other tenants as LWCC would profit by diversifying their investments.

Mestizo has 22 years remaining on a 25 year lease. The sale included a clause that the lease stays in tact for the remainder...Mestizo is not going anywhere.

My guess is Mestizo will serve out remainder of lease or try and get out of lease since that location has flooded twice due to the water backing up on their property.

Mestizo will find another location and reopen at a new location. They could move in the old Bistro Byronz on Govt since they are moving or somewhere else.
A good location for them would be the old Galatoire's/Provisions but the rent there is outrageous.
Or maybe Juban's never reopens and they could take over that space.

Given the proximity to LSU, it always amazed me these hotels were so bad and for so long.

What is up with Juban's? Growing up we'd go there when we were in town and it was da bomb, but the last few times I went there (like 3 plus years ago) it was a shell of its former self. Has it gotten back to its former glory? Or is it expected to close after covid?

Mestizo's is where the old Denny's used to be located. I dont know why but that Dennys was always our go to late night place in high school.
