Those dorms will hopefully be around for a long time. It isn't just to house 1200 students this year.
So it will pay off pretty quickly as an investment. Probably under 25 years. Less if there is a cafeteria that runs as a profit center, included.

According to LSU’s financial aid office, the median dorm cost for a full academic year is $10,004

I feel like we're slowly shifting to a time where you're supposed to live as comfortably and luxuriously on campus as you did at home.

Not for Power 4 schools. The cliff will impact schools like ULM but the big flags will continue to grow 1-2% a year on average.

This is very inaccurate. LSU’s acceptance rate is >70%. 7500 enrolled—far more were admitted.

Campus needs an overhaul. Just look around the SEC.. our “charm” is just old. When you’re charging the amount of money to attend, it has to be at the same level
