I’ve always stuck with hotels. Much less likely chance your butthole ends up on the internet where in a STR you never know what kind of a person owns it.

When I look at the cost and capacity for what's often available now for beach rentals, I can't imagine who would want that unless it's Grammaw and Pawpaw's anniversary and they expect the whole family.
I have a hard time finding a small, old beach house or cabin like I remember from my childhood.

This is true and not talked about enough. An STR is now my distant second option as my kids have gotten older. Full service hotels are nicer, with restaurants, room service, a bar, and housekeeping and no obnoxious ‘service fee’ or ‘departure cleaning fee’. Places like the Florida panhandle and 30a are probably relatively safe, but other markets (like NOLA) are absolutely exposed as the trend accelerates.

Sounds like a good time to swoop in. Galveston’s got a pretty cool housing stock and the seawall, for all the negative impacts it’s had on the beach, has kept all that cool shite from getting flattened for 120 years.
It’s astonishing that Galveston hasn’t been properly gentrified to this point.

Airbnb was nothing but unlicensed “investors” scamming hotels. One has zero accountability while the other is harassed with government and health regulations as well as huge taxes.

Galveston was most definitely a vacation destination back in the day and a very wealthy port city where most of the cotton in TX was exported from. It was a destination for movie stars
Holly Beach at its height (before Hurricane Audrey) was a shanty town where camps had cast off furniture and Army surplus metal beds. It also served as a meeting spot for duck hunters before and after hunts during the season.

There’s never been much reason to use a vacation rental if it’s just 1 or 2 people. That’s always been an incredible small portion of the market. Vacation rentals blow hotels out of the market the larger your family or group gets. 3-4 couples or bedrooms needed? Vacation rental is much better and generally much cheaper than 3-4 hotel rooms.
The STR market blew up because people wanted a vacation with space from other people. Cruises, resorts, some entire islands, etc were shut down. Of course it was a gigantic bubble. No one wanted to fly either
STR’s also blew up because those that could afford it bought 2nd and 3rd homes to have somewhere to go. Once people were willing to fly again and everywhere opened up, of course that bubble was going to pop.
