Y’all are fancy. I’m just grateful to not be homeless and have clean, fresh air, warm water, ac, and a comfortable bed.

No spray foam. It's perfect for termites to live in and hides their activity.

My water line enters the house at the utility room,I wish I had put in a whole house water filter in line with indoor access to change filters.
Lot of good tips from previous posters.Especially don’t put water heater in attic.Mine isn’t but everyone I know that did is sorry at some point.
I wish I had Pex water lines but I don’t think it was available in year 2000.

Put fricking outlets everywhere especially in the garage and bathroom (GFI’s) (for woman)

BIg laundry room

Big pantry

Easy access to water shutoffs. Even better if you can put it on zones with a manifold and only cut off certain areas

Floor out over the garage and get an attic lift. Best 2k I ever spent

someone else said it, make your back patio twice as big as you think you want, then double it

Make your garage bigger than you think you need it to be. That lawnmower has to go somewhere ya know

Don’t waste square footage in halls. A 10x4 hall just cost you 8 grand or more. Look for plans that minimize those

Build a berm around your house.

That way when it floods, your house will be good

We laid sheets of osb everywhere in the attic for storage. We also added forced ventilation in the attic for the summer heat vs standard ridge vent.
If you do this in a non attic think of portable ac unit for temp control.
Under cabinet lighting on its own switch is convenient.
Prewire sound, coax, and ethernet - if possible build a tech rack. I have one and it’s a godsend.
If you have second floor patio, put water faucet to help clean.
French drain with hardwired sump pump at low point connected to main drain line.
Extra gas lines that can be easily tapped into. Next to garage and/or backyard.
If adding driveway gate prewire gate motor.

How the house is oriented to the sun's rising and setting.

Raised slab and grading to ensure good water runoff/drainage.

Build in lowest risk flood zone.

Worth more money to get better windows.

Split floor plan for noise and privacy issues.

Extra interior outlets, including in the floor, strategically helpful.

Ample exterior water spigots and outlets, strategically placed.

Attic venting to maintain 105 degree temp max. Inadequate venting = bad news.

Add decking in attic with organized/bundled path for wires.

Extra 8'+ wide garage bay/room for workshop/storage.

Door from garage to backyard.

Yeah the half bathroom is a must.

Also a walk through zero entry shower with at least two shower heads and a bench and a tankless water heater. Great especially in the winter

One thing I wished I had done was has solar panel system installed and rolled that cost into my 30 year loan at 3%. Spreading that out would have added virtually nothing to my mortgage and saves me thousands YoY in monthly expenses. I do have natural gas generator also highly recommended for emergencies.

Oversized pantry for bulk buying and storage and dedicated garage space for refrigerators/freezers/perishables.

If you are considering a pool, a small outdoor structure with a 1/2 bath at least so your kids friends don’t have to run through the house every time they need to use the bathroom.

Gas tankless h20 and whole house water filtration system

2 bedrooms/full baths on main floor minimum.

That's why you have catch basins under them with pvc pipes draining those out to the exterior of the house. There is always some nightmare scenario I suppose, but I've got all kinds of other water lines running through my attic that could cause the same issue.

Good things we did:
Tankless Hot Water Heaters
Semi-Open Kitchen Living Room concept
Big Master suite and bath.
Big Master closets.
Big porches, we spend a lot of time outside cooking and relaxing.

Things I would do different:
Pour sidewalks with the build... I'm still catching crap for not doing that.
REAL fireplace.... gas heat is expensive!
More storage.... we built a lot. and need even more.
Functional attic space. I thought it was a given that attic space could be converted to storage but between duct work and the truss style they used this has not really been the case.
Nothing to do with the house itself but I would have built a shop first. 13 years later and still don't have one.

Take a few minutes and imagine you are walking each door (in each direction). Now think what light switches should be there. Write it down. Put in every switch you think you might need. Do it a couple of times to make sure you didn't miss anything. Of course I didn't miss any ... uh, that would have been bad.

I wanted this in our home but wife was determined she didnt want the mess.

I have considered going from ventless gas to real but no telling what the price of that would be
