Learnings for the next time you build a house

I just purchased some land and hope to begin the process of choosing house plans and a contractor soon. It is also time for me to start making a list of the things I've learned over the years to consider when finalizing the details. For example, I don't want the AC return duct anywhere near the living room. I've had a couple of houses where I had to turn the volume up on the television every time the AC kicked on. A second one would be to make sure there are plenty of electrical outlets in the garage. I purchased an existing home in a fairly nice neighborhood here in Baton Rouge and then discovered it had exactly one electrical outlet in the garage.
What advice and learnings do you have? I would appreciate your input!

We did have this thread and it was good. Someone will post it. But since you asked.
Make sure you build the back patio big enough and then double that.
Make sure you research the AC brand and install. It can frick you sooner rather than later.
Make sure your garage is big enough for full sized vehicles.

Things I wish I had done:
Be mindful of distance for on demand water heaters
Gas hook up for my boiling pot
Boost fan on dryer vent if it’s not on an exterior wall
Exterior shower
Pool heater and automation
Oriented the house to be favorable for solar and storage
Things I’m very happy I did:
Wire the whole house for Ethernet, plugs for tvs, hdmi, etc.
2x6
Entertainment built ins.
Vent hood inside and in outdoor kitchen
Full sink w/ disposal outside
Shower and full bath right off pool
100 amp sub panel in garage, EV ready
I’m sure I’ll think of more.

If you have daughters that are young, make sure you buy a garden tub in their room or they’ll use yours and run you out of your own bathroom. Mine is 14, so no pics wanted.

Encapsulate the entire crawl space while you’re building. Not after. Depending on where you’re located.

Thermostats out of sun (duh but for real)
Garage long enough for todays vehicles and room to walk behind with hitch on
Don’t square to lot..square to sun
Bidet!!
Windows without panes..so much easier to clean
Spray shower head for the misses
Floor drain in laundry
Outlets for wall tvs in proper location to avoid mounts
No holes in the roof that aren’t necessary (dormers, sunlights, chimneys)
Use waterproof membrane tape on top of deck joists
Plumbing access to any jacuzzi tub without demolishing bathroom
Don’t waste money on a dining room..if you never eat in a dining room

If you build a basement and your electric, internet and phone come into the basement, run a PVC pipe between your attic and basement so you can run wires as needed.

I'm gunna have to build a frickin barn or something. Stick built is sky high.
Put 220 in the garage. I'd put more than one. Tools and or a car charger might be in your future. I'd also put a couple of dedicated 30a circuits, but that is because I have tools that run better on them and it is worth the cost for me.
Try to have your main gas line, main panel, and A/C in the same area.
Put gas everywhere! Even if you are not putting in the appliances put it in for later. Oh, and get the biggest mainline they can put!
Put an extra cleanout for your plumbing near your drain for the washing machine.
I am not building a house without a dedicated theater. We had one in our last house we converted a master suite into (we had two master suites) and it was the most used room in the house. We don't have one now mainly because we don't have a room the right size and shape available.
I haven't built, but I have bought a few houses and these are things I ran into.
Put 220 in the garage. I'd put more than one. Tools and or a car charger might be in your future. I'd also put a couple of dedicated 30a circuits, but that is because I have tools that run better on them and it is worth the cost for me.

Related note, don’t have 20 windows on the West side of the home like my wife did.

Don’t allow any out clause for the contractors, shite is crazy right now
Don’t built yet, you’re house will cost 40% less in 2 years
If you do build, design to have a slightly larger garage than you think you need, same with the back deck and also the master closet.
Then, I would also add more plugs than you could imagine and have them with USB plugs too
Last, if you have something you want, get it done now, cause it will always cost you 5x to add it later

Actually, my land isn't in Louisiana, and I plan to have a basement finished out. Basement suggestions are appreciated.

Extra Storage in bathrooms for towels and hygiene items

NO frickING WATER HEATERS IN THE ATTIC.
Laundry room set up as a mud room right off the garage with floor drain, shower, work counter, built in rods to hang clothes, hose bibb, and two deep work sinks.
Figure out how much storage space you think you'll need. Then double it.
Minimum of two full baths.
Master en suite bath with separate his and hers vanities and a toilet space separate from rest of the bathroom with its own door.
Walk in closets in the master suite opening into the bedroom and bathroom.
No carpet. Use rugs instead. The first time your kid spills red KoolAid on the easily cleaned hard floor or easily replaced rug, you'll thank me.
If you are going to want a shop or something like that in the future, make sure you account for it in the size of the installed electric service when you build so you only pay for installation once. It'll cost more in equipment up front, but upgrading cable later or adding another whole service later is REALLY gonna cost you.
Zone plumbing. You can install the manifold inside so you can turn individual circuits off and vent them from inside when it's cold out. Also if you need to do work on a bathroom, you can turn off just that bathroom of and the rest of the house will still function.
PEX plumbing.
Have pulsation dampeners installed so you don't get water hammer when your wife/ kids turn the faucet off fast.
Normal sized attic entry in a hallway like usual and a big arse attic entry in the garage to get things like yard decorations, etc, in and out easily. Have the builder put something load bearing above the garage entry with an eye so you can put a tackle set, chain hoist, etc, to help you lift heavier stuff into the attic.
