Although I think it should be a minimum amount of rental time for it to be considered taxable. Like an owner using the house solely for the purpose of renting it out as opposed to a couple wanting to make a few bucks when leaving town.


i see fairness in that too - trouble is then air bnb is going to have to data share, which they currently refuse (and have recently been caught giving made up data in NYC in what was one of the only times i recall seeing them share)

yep

the last Airbnb I rented in NOLA, the owner had Airbnbs in NOLA, San Fran, Chicago, NYC, and Miami

He made his living off of it

its really not as outrageous as you might think if they are coming for jazz fest or mardi gras. Sometimes its just easier to make a quick breakfast and get out there. Or have some frozen pizza for late night

Obviously you don't do it for every meal but its an added advantage.

NOLA is just an example. But airbnb as a whole makes it much more likely for me to travel.

I think the best solution is to let the homeowner's associations deal with it. If they want to pass something preventing airbnb rentals, then so be it. I don't see why we need any other regulation.

I'm not against Airbnb

I can just understand why someone would not want to live next to a popular one

correct - they normally use.... zoning ordinances!

which make this illegal.

though some of the neighborhood organizations that do have strength in nola (like the french quarter ones) have tried and not gotten support in fighting it.

which means a discussion needs to happen on either enforcing those, or creating a way for it to be legal.

not really, I mean they do it, but Houston's city planning is horrible. (also tons of property in Houston has use restrictions written in to their deed's)

It's not exactly a great thing when a significant chunk of your neighborhood is filled with a different group of people every 3 days.

I don't mind Airbnb as a service. I just don't like the idea of a decent portion of nolas already very limited housing stock being taken off the local market (buyers and long term tenants). If you rent out a room, or you rent your place for the week you're gonna be out of town, no problem. You're kind of a dick if you buy a shitload of property specifically to run illegal STRs.


Hopefully the tax assessor can connect the dots and make sure they lose any homestead exemption if renting too often.

also if exclusively used for short term rentals they should be taxed at a higher assessed value as they are technically commercial properties.

New orleans does not need revenue. Incredibly high taxes, water, phone, everything. PLUS the city generates millions and millions off tourist dollars at a rate that be top 10 in the nation after the NYC, LA, Chicago's.

We generate more than enough revenue. We waste that money.

Well first of all, I don't think a beat cop is the one who would be responsible for enforcing that law. I actually would be surprised if the police would be involved at all.

Second, that reinforces my original point - short term rentals are wayyyyyyyy down the totem pole with respect to problems in New Orleans.

100%

Its so much better than hotels IMO. Cheaper and easier and you have a lot more autonomy to pick your location if you're going to a specific event.
