$700k for a shotgun in Irish Channel. $550 for a shotgun in Mid-City. Mean While $200k gets you 3,000 sq foot in a secluded area of Algiers (Tall Timbers)

Gentilly is the new frontier for middle class homeowners. Many are even calling it Lakeview East.

I don't understand why anyone would argue this issue on the basis of pricing or market access. The issue is zoning and licensing.

I can't build a hotel in a residential neighborhood and a private home is not zoned to be used as a hotel. The issue is that simple. If my neighbor is using his home for a use outside of the legal zoning for his property he is breaking the law. You can't turn your house into a restaurant, a gym, a parking lot, or other commercial business so why should you be allowed to run what amounts to a micro-hotel?

The combination of Air-bnb and the movie business has driven up prices, but who gives a shite, the movie tax credit cap alone is causing big cracks to develop in the market uptown. I see more rentals now with signs out front than I have in 8 years and many houses for sale are showing price reductions after hitting the market at ridiculous prices. Housing is cyclical and these outside factors will come and go.

Yeah I've heard this line too. Couple weeks I visited my friend who just bought a house and he said these days you can barely even find a 3 br under $300K in Gentilly. The whole thing is insane.

I have two friends that have bought in that area in the past year.

One in the Fillmore neighborhood and one in the Milneburg neighborhood.

The area is really coming along nicely.

I do consultant work for hotels and B&Bs. The hotels in New Orleans have not seen a dip in sales in the past 4 years and the city has seen their highest tourist revenue margins of all time. They have consistently increased sales. There was a clear hotel shortage in supply before airbnb blew up a few years ago. It is not necessarily based on prices alone. The under 30s like staying a place that is not as standard as the Hiltons and Marriots that dominated the last 2 decades. That is why new hotels like ACE and the JPV are popping up that have a different feel.
The only time I have seen the hotels hurt from airbnb is during the festivals. Instead of charging $500 a night, they have had to drop to about $300.
