Ya that is before the HUGE taxes the city slaps on hotel rooms and at Jazz Fest you aren't getting a hotel room for anywhere near $100.

I'd like to see statistics on how many places in Nola are strictly being rented as short term rentals. I would think you'd need to be very close to the quarter to have it rented out every weekend. I know that only 38% of all homes are rented, not sure how many are short term. The reason for the spike during JF is people that live near the Fairgrounds are making good money by renting out their place for two weekends. This doesn't mean that they're permanent short term rentals. Besides, what tourist wants to stay near the Fairgrounds outside of Jazzfest weekend?

Free market, it sucks for cities that rely on tourism, the Airbnb should be paying taxes on the income after that the govt can frik off.

This seems easy to fix.
1) police log onto AirBNB
2) look up addresses
3) cross check with Tax Assessors office
4) arrest property owners

Yes because that's exactly what the city needs to be doing with its very limited resources. Maybe on their way there they can write some tickets for parking in front of their house with their tires touching the curb. Or maybe they can bust some for parking with their cars facing against traffic in a residential area. This will solve all our real issues!

A couple of friends who do real estate have said the numbers of homes being bought in the marigny and bywater to be used exclusively for air bnb is astonishing. A lot of properties are being bought by arms of hotel and resort companies.

ANB will just change the contract to 30 days voidable after 2 or 3 by either party.
This is stupid. How is a "housing shortage" effected by someone renting their own home for a weekend?
I'm no genius, but ANB is short short term. But if someone owns a home where they don't live, I'm pretty damn sure they would choose to rent to a local for a year lease rather than sporadic renting thru ANB

Well if you're going to play the hypothetical "what if?" game, you could come up with all sorts of awful situations. Airbnb renters are pretty far down the list of unsafe things to have in a neighborhood.

I am not usually a proponent of higher taxes or more government oversight but I would rather the city tax each Airbnb transaction than raise the property taxes another 7% like they are trying to push through

I can see the neighbors point of view. I don't like renters period in my neighborhood. Renters don't normally contribute to the neighborhood.
So Airbnb renters certainly don't, and I know I wouldn't be too fond of an ever revolving group of people that I do not know next to my home.
With that said, I believe in private property rights and I believe a property owner should be able to do with his property what he chooses, as long as it doesn't harm or affect others and their property. I don't believe there should be extra tax or regulation.
I use Airbnb almost exclusively now when we travel and have all good experiences in NOLA, Austin, Seattle, Denver, etc.

I wish, for a decent place near the FQ you are at least paying $250.00 or close to it for Jazz Fest. Most are listed $300-$450 range.

You might have this backwards. Air bnb renters are the prey in New Orleans, not the poor, helpless locals... Worst case scenario, one of them might hit you with his man-purse, or vape in your general direction.

The "problem" with enforcement is that no one that matters really gives a shite.

It's called zoning. If someone buys a certain property with a certain zoning, then one must go through the proper legal channels to get things changed. If you buy something with a single family residential zoning designation, don't be surprised when neighbors complain about an illicit use.
