A really good realtor is worth the cost.

Most realtors aren’t really good though, so that’s the crux of the problem.

I have friends who are realtors. They’re useful for those too ignorant to use Google. Or those too busy and willing to pay. Not for me though and I hate that they represent their position as being necessary to all transitions

Uh. No

Owner sales are a mistake.

For sale by owner might as well say “sucker”

Buyers take advantage of owner sales. When it comes to inspections, appraisals and repairs, an agent is invaluable.
A good agent knows who the good inspectors are and they can counter bad appraisals with real data. Appraisers are scared of a good agent.
They also know of the best contractors.

Fsbo is a mistake.
Get a good , reputable agent and rest easy

They were very useful when I purchased my home(s). When I sold my first one, he was fantastic. I had already moved hours away for a job and he took care of everything for me.

I guess they have good ones and bad ones.

Nope

I know several though. I have rental properties and I can tell you, they’ve been hugely helpful to me.

Suit yourself though. No skin off my back

Yes, good agents do help, but agents have no control over the appraisal process (and don't care about the home inspection), that's not what the agent does. The home inspection protects the buyer the appraiser protects the buyer/mortgage company/bank.

Yep. Especially if they charge 3.5% total for full listing and they're excellent.

Like Paige Knobles.

Realtor is the go-to profession when you can't do much else and want to present yourself as a professional. Market is so saturated though it's impossible to make any money for years.

Car dealerships for new cars

They add zero value and openly lie and attempt to fleece customers.

Great / knowledgeable realtors are worth it, but, most aren’t great.

Side thought- why does every realtor on social media have to put “realtor” at the end of their name and post shite like “i love late nights writing offers, my clients are the best”. No one cares.

Is the biggest rip off when buying/selling a home with the appraisal a close second

So finding things wrong with a home that could cost you thousands after a sale isn’t important. Got it.

FALSE

Depends where you live. The market out here is on fire. I know a husband and wife that are both realtors bringing in over 400K a year. People are coming to them not the other way around.
